Annual Maintenance Contract in Dubai: Keeping the Finishes of Your Home in Order

An annual maintenance contract is a fixed-term agreement under which a company looks after your property on a schedule, for a list of work you have agreed in advance. In Dubai most of them are built around AC, plumbing and electrics. This page is about the other half of the house: the paint, the tiles and grout, the sealant, the ceilings and the waterproofing that keeps water out of all of them.

Dubai Repair Pro is a Dubai LLC with its own employed crews. Our annual maintenance contract is a finishes contract: a scheduled inspection, touch-ups and notes on what needs attention across paint, tile, sealant and ceilings, with any repair we find quoted in writing before work starts. AC, plumbing and electrical contracts belong to other firms, and this page shows where the two kinds meet.

To ask for one, send photos of the property and the name of your building or community to +971 55 209 9785 on WhatsApp. A site inspection costs AED 100, and you get a written quote after the visit.

Annual maintenance contract in Dubai: what the usual contract covers and what it leaves out

The usual annual maintenance contract in Dubai looks after the machinery of the home, the things that stop working and are noticed at once. The two published guides we read list AC servicing, plumbing repairs, electrical work and emergency call-outs first. Painting appears only as a touch-up in a higher tier, and tiles, sealant, ceilings and waterproofing hardly appear at all.

Part of the homeWhat the usual contract doesWhat it leaves to someone else
ACScheduled servicing and minor repairsReplacing major components
Plumbing and electricsMinor repairs and call-outsRe-routing pipes and rewiring
Paint and wallsAt most a touch-up, in a higher tierA repaint
Tiles, grout and sealantRarely namedAll of it
CeilingsRarely namedRepairs after a leak
Roof, terrace and balcony waterproofingA line in a checklist at mostThe membrane and its upkeep

The bottom half of that table is where our contract sits. A contract for the machinery keeps the home running, and a contract for the finishes keeps it from marking, leaking and ageing in the places you can see.

How a contract is built matters as much as what it covers. One guide advises checking visit counts, caps on handyman hours and limits on parts in writing. Another points out that a provider's idea of an emergency may not be yours, since some count only a total power failure, and that fitting your own materials can end the provider's responsibility for a later fault. Both are worth carrying into any contract, ours included, and the checklist further down turns them into clauses.

AMC contract, service plan or package: what the names mean

AMC stands for annual maintenance contract, and an AMC contract is the same thing said twice, which is how plenty of people type it. A home maintenance contract in Dubai, a home maintenance AMC Dubai landlords ask about and the home maintenance contracts Dubai companies advertise are one product under three names: a fixed term, normally twelve months, and a written list of work.

Service plans and packages are the sales names. Home maintenance service plans in Dubai and home maintenance packages Dubai firms sell are usually priced bundles with a set number of visits. The label tells you nothing and the scope list tells you everything, so read that. Paying per visit, where you call someone when something breaks, is the alternative, and it is not a contract at all. If you are not sure which suits your home, the section on one-off visits and contracts on our home maintenance page sets out how to decide.

Any maintenance contract has four parts you can check before you sign: what is covered, how often, what is left out and what happens when something outside the list goes wrong.

Annual maintenance contract services in Dubai: what we look at and touch up

Our annual maintenance contract services in Dubai cover the finishes. A scheduled visit is an inspection with touch-ups and notes on what needs attention, and the number of visits and the schedule are written into your agreement.

AreaWhat a visit looks atWhere to read more
Walls and ceilingsScuffs, chips, hairline cracks, stains, and joints in ceiling boardWall painting, false ceilings
Tiles and groutTiles that sound hollow, cracked or missing grout, lifting edgesBathroom and kitchen tiles
SealantSilicone round baths, basins, showers, worktops and window framesHandyman services
Wet rooms, balconies and roofStanding water, blocked outlets, the state of the coating, stains on the ceiling belowWaterproofing, roof waterproofing
Doors and small fixingsDoors that catch, loose skirtingHandyman services

A visit is an inspection. It does not promise that nothing will fail between visits, and no contract can.

Waterproofing has its own inspection contract, which checks drains, joints, sealants and the membrane on a schedule, clears what blocks and fixes small faults before they leak. The waterproofing page describes it. Marble and natural stone floors have a maintenance plan of their own, with periodic cleaning, resealing and polishing, quoted after an inspection. The marble polishing page covers it.

What counts as a touch-up, and what becomes a repair

A touch-up is small and invisible afterwards: a scuff painted out, a chipped edge, a line of silicone renewed. These belong to the contract. A repair is anything that needs a decision or a different skill: a section of tile lifted, a ceiling joint made good, a membrane replaced across a room.

Repairs are written up with a price and wait for your yes, because the quote comes before the work, as with every job we do. Anything outside the finishes goes to the right trade, and we tell you which.

When to check the finishes in a Dubai year

How many visits a contract has is set in the agreement. When they fall matters as much as the count. Roof and terrace drains and the sealant round windows are worth checking before the winter rain, because that is when a blocked outlet or a gap in a joint shows itself. Walls, silicone and exterior paint are worth a look after the summer, when months of heat have opened hairline cracks and shrunk the sealant. A stain or a soft grout line in a wet room is worth checking whenever you see it.

Annual maintenance contract for villas in Dubai: what changes outside

An annual maintenance contract for villas in Dubai has more to look at than one for a flat, and most of it is outdoors. A villa has a roof slab, terraces, balconies, planters, a facade, a boundary wall and gates, with a maid's room and a garage that carry surfaces of their own. An annual villa maintenance contract Dubai owners take out for the machinery will not look at any of them.

The roof and terraces come first, because water starts there. Our roof waterproofing page covers how a roof is checked and sealed. The facade and the boundary wall take the heat, and the exterior painting page explains what that does to a coating. Communities set rules for contractor passes, working hours and colour changes outside, and our villa painting page sets them out. We deal with building paperwork, including NOCs where a building requires them. A villa is quoted after an inspection, as a villa job is.

In a flat the list is shorter and the building sets the access: working hours, lift bookings and permits. A stain on a flat's ceiling can come from the unit above, which is a matter for the building management. We repair the ceiling once the source is dealt with.

Your finishes contract and the AC, plumbing and electrical contracts: who does what

If you hold a contract for the machinery as well, the two meet wherever a fault leaves a mark. The firm that fixes the cause is not the firm that repairs the surface.

What happensWhose jobWhat we do after
The AC leaks or stopsThe AC contractRepair the ceiling or wall paint where water marked it
A pipe leaks or a drain blocksThe plumbing contract, or your plumberRepair the wall, ceiling or tiles once the cause is fixed
A power faultThe electrical contractMake good any wall or ceiling opened for the repair
A ceiling stain with no obvious sourceInspection first, then the trade it points toTrace it with you, then repair the ceiling once the source is dealt with
Cracked grout, failed sealant, scuffed paint, a chipped tile edgeOursRepair and finish

Same-day and emergency visits are not something we promise. A burst pipe or a power fault goes first to the plumbing or electrical contract, or to your building's maintenance team. Our contract does not include AC, plumbing, electrical, pest control, pool or cleaning work, and we do not take those on.

Who needs an annual maintenance contract, and when it does not make sense

Owners who live abroad or travel often get the most from one, because a visit on a schedule catches what nobody at home is there to see. Landlords have the clearest reason to take an annual home maintenance contract in Dubai. Under Dubai's tenancy law the landlord is generally responsible for maintenance unless the tenancy contract says otherwise, and our handyman services page sets out who pays for what. Villa owners have the most surface to look after. Businesses with several units can ask about our commercial maintenance contract, which is also a scheduled inspection with touch-ups.

If you rent, the decision belongs to your landlord, and you should ask in writing before anyone starts work. Your tenancy contract has the final word.

There are homes where a contract adds a bill and little else. A new property still inside the developer's defects period is one, because the developer answers for defects, so read its terms before you pay anyone else. A home you plan to sell soon is another. So is a home whose owner is happy to call someone when a wall marks, and whose finishes are in good order. If an agent already manages the property under a contract that covers finishes, check what it covers before you add a second one.

What to check in any annual maintenance contract before you sign

Annual maintenance contract companies in Dubai write very different contracts under the same name, so compare the paper and not the label. These are the clauses to read, and what ours says about each.

Annual maintenance contract cost in Dubai: how the price is built

There is no price on this page, and you should be careful with any annual maintenance contract figure that comes without a scope. Published figures differ widely. The same name covers an AC-only plan and a whole-home one, and the guides count visits, parts and call-outs in different ways.

What moves the price of ours is the size of the property, the number of wet rooms, the roof and exterior area of a villa, the condition of the finishes at the first inspection and the number of scheduled visits. Our quotes are written, issued after the AED 100 inspection and priced before 5% VAT.

To compare two quotes from annual maintenance contract services Dubai firms offer, ask each for the same four things: what is covered, how many visits, what is excluded, and whether materials and repairs are included or charged on top. Ask for the annual total before VAT, so that a quarterly figure is not set beside a yearly one.

Annual maintenance contract Dubai: how to ask for one

Start with photos. The ones that help most show each wet room from the doorway, the ceilings, any stain, the roof edge or terrace drains if you have them, and the outside walls of a villa. Tell us the building or community, whether you own the property or let it, and what you want covered.

We tell you what the photos are enough to price and what has to wait for the visit. The AED 100 inspection comes first and the written quote follows. We work in Dubai only. WhatsApp us on +971 55 209 9785 or use the quote form.

Questions

Frequently asked questions about annual maintenance contracts in Dubai

What is an annual maintenance contract?

It is a written agreement, normally for twelve months, under which a company looks after a property on a schedule. The scope list tells you what it covers, how often it visits and what it leaves out. The names on the label, such as contract, plan or package, matter less than the scope.

What does an annual maintenance contract cover?

It covers whatever its scope list names. Most contracts name AC, plumbing and electrics. Ours covers the finishes: scheduled inspections and touch-ups across paint, tile, sealant and ceilings, with repairs quoted before work starts.

How much does an annual maintenance contract cost in Dubai?

The size of the property, the number of wet rooms, the exterior area, the condition of the finishes and the number of visits set the price, so no single figure is worth giving. We quote in writing after the AED 100 inspection, before 5% VAT.

Does your contract include AC, plumbing or electrical work?

No. We do the finishing trades only. If you hold a contract for the machinery with another firm, the two sit side by side, and we repair the paint, ceiling or tiles after the other firm has fixed the cause.

Is an annual maintenance contract worth it for a villa?

It is worth considering when the villa has a roof, terraces and a facade that nobody inspects, or when you are away for long stretches. It adds little to a villa that is new, under the developer's defects period, or whose owner checks it regularly and is happy to book repairs as they come.

Can a tenant take out an annual maintenance contract?

Check the tenancy contract and ask your landlord in writing first. Under the tenancy law the landlord is generally responsible for maintenance unless the contract says otherwise, and a tenant needs the landlord's permission for works. This is general guidance, not legal advice.

Do you offer a maintenance contract for a business?

Yes. A business contract is a scheduled inspection with touch-ups across your site, and the details go in your quote. Our commercial painting page covers the rest of our work for businesses.

Do you promise emergency call-outs?

No. Same-day or emergency attendance is not part of what we promise. A burst pipe or a power fault goes first to a plumber, an electrician or your building's maintenance team, and we repair the surface once the cause is fixed.

Is an annual maintenance contract the same as property management?

No. A property manager acts for the owner on tenants, rent and the building's paperwork, and maintenance is one task among those. An annual maintenance contract is an agreement to look after the property itself on a schedule. Some owners have both. Our property maintenance page covers the finishes side for landlords, managers and buildings.

What happens if you find a repair on a visit?

We write it up with a price, and nothing is done until you say yes. Small touch-ups belong to the contract, and anything larger is quoted as a separate job.
