Home Renovation in Dubai: Which Trade Does What, and Where to Start

The words "home renovation" stretch from a repaint with one new bathroom to stripping a villa down to the slab, and firms use them for both. This page is the map above our room pages. It shows which page covers which room, which trades a renovation needs and which of them are ours, the order the work runs in, and what to check before you sign with a renovation company in Dubai, ourselves included.

Dubai Repair Pro is a Dubai LLC with its own employed crews. In any home renovation our part is the finishing trades: waterproofing, tiling and stone, ceilings, paint and wall finishes, grout, sealant and snagging. We do not build, move walls or design, and plumbing, electrics, AC, joinery and sanitaryware belong to other firms.

To start, send photos of the rooms and the name of your building or community to +971 55 209 9785 on WhatsApp. A site inspection costs AED 100, and you get a written quote after the visit.

Most homes need more than one row. A flat might need the bathroom, the kitchen and a repaint, and a villa adds the roof, the stairs and the facade. The quote lists the work room by room with the trades inside each, so you can see what each part costs and decide what to do now and what to leave.

Home renovation services Dubai firms offer range from one room to a whole villa, and ours follow the same finishing order at every size. At the small end is a refresh: sealant renewed, grout redone, a ceiling crack repaired and the walls repainted. Next comes a single wet room, or a kitchen floor and splashback, which brings in the membrane and the tile. A flat, or one floor of a villa, combines several of those with new ceilings. At the top is the whole house, where the roof and the exterior join the list. Tell us which of these you have in mind and we tell you which rows apply.

What counts as home renovation: renovation, remodelling, refurbishment and fit-out

These words overlap in everyday speech, and the overlap is why two quotes headed "home renovation" can describe different jobs.

Renovation means bringing an existing home back to good condition or updating it: relaying a failed floor, rebuilding a ceiling, redoing a wet room, repainting. Refurbishment is the British word for much the same thing. Home remodeling is the American term, and plenty of people still type it into a search box. A home remodel changes the layout, with a wall moved, a kitchen opened into the living room or a bathroom made larger. That is design and building work, and it leads to consultants, drawings and permits before any finishing starts.

Fit-out starts from a bare shell, such as an empty commercial unit, and builds the interior from nothing. Our office fit out page covers the finishing side of a commercial one. An interior renovation keeps the job inside the home and leaves the roof, the facade and the boundary wall alone. Home improvement services is the widest label of all, covering anything from a repaint to hanging a mirror, and small jobs of that kind are what our handyman services page covers.

We take on renovation and the finishing end of remodelling. When a job moves walls or pipes, the builder and the plumber work first, and we finish the surfaces they leave.

Who does what in a home renovation: our trades and the others

Home renovations hand each room from one trade to the next, and most problems turn up at the hand-over, not inside a trade's own work. This table shows who holds each part. "Ours" means our own employed crews.

The joins are where we agree things in writing before the job starts: where the drain sits before the membrane goes down, how high the finished floor stands where a kitchen fitter needs it, and when the tile is fixed so the glass supplier can measure.

If a main contractor or your designer runs the project, we take our stages from their programme. If you run it yourself, we tell you the order and the lead time for each of our stages, and you book the other trades to fit. We do not manage other firms' contracts and we do not design.

Where to start a home renovation: the order that works

Start with the room where water has already done damage, and finish with the room people see first. Two ideas set the order across a whole home. What is wet, heavy or dusty goes before what shows, and the room above goes before the room below. Pipework, tile dust and a fitter's trolley all mark finished paint, and a leak from above stains a ceiling you have just done.

The order for most homes

Across the home, the trades follow this sequence. Each room page sets out the detail for its own room.

  1. Building work and first-fix services (pipes, wiring, AC and extraction routes), because walls and floors close over them.
  2. Waterproofing, cured and tested, then the wet-room tiling, because a failed membrane means lifting the tile on top of it.
  3. Ceilings, built or repaired next, so no repair lands on new floors or paint.
  4. Floors and stairs in the dry rooms, tile and stone laid on a levelled base, the heavy and dusty stage that must end before the last coats.
  5. Paint and wall finishes, with the first coats before the fitters arrive and the last coat after they leave.
  6. Joinery, sanitaryware, appliances and glass, by their own trades.
  7. Sealant, touch-ups and snagging, which close the job.

The version for a whole house, with the roof first, is on our villa renovation page. The stage tables for single rooms are on the kitchen renovation and bathroom renovation pages.

Which room first

If there is a stain, a hollow floor or a leaking terrace, start there. A ceiling stain with a brown edge, tiles that sound hollow when tapped, paint that blisters near a bathroom wall and a damp smell in a cupboard all point to water, and water decides where the work starts. Painting over a leak is the one expense you make twice. When nothing is leaking, take the wet rooms first, because they carry the most risk and the longest cure time, then the ceilings, then the paint. If the budget forces a choice, protect the building before you decorate it: waterproofing and ceiling repairs ahead of new colour.

Living at home during the work

In a flat, try to keep one bathroom usable and avoid taking the only bathroom and the kitchen out in the same weeks. The building sets the working hours and the lift bookings, and a small flat has nowhere to store tile or units, so deliveries have to arrive on the day the work needs them. Our crews close doors, cover floors and clear up before they leave each day. The house version of this advice is in the staying-in-the-villa part of our villa renovation page.

Apartments, villas and rented homes: who has to agree

Who has to say yes depends on the kind of home and on what you change.

An apartment answers to its building. The management or owners' association decides when noisy work is allowed, how lifts and corridors are protected and whether a renovation request or contractor permit is needed, and many towers ask for one even when the renovation works are only finishes. Ask what notice it needs before any water is shut off, and plan where to wash in the meantime. The neighbour below is the other limit: your floor is their ceiling, which is why a wet floor gets a membrane that is tested before tile.

A house renovation in Dubai usually means a villa or townhouse, and there the community or master developer has the say. Some communities set their own rules for contractors, covering passes, working hours and waste removal, and restrict colour changes outside. The exterior colour rules are on our villa painting page.

A rented home needs the landlord's written consent before anything changes. The tenancy law is direct about alterations, and the articles are summarised on our kitchen renovation page. Treat it as a summary, not legal advice, and check your own contract.

Work that moves walls, drains or services needs a consultant and an authority permit, which sits outside finishing work. We deal with building paperwork, including NOCs where a building requires them. Send the building or community name with your first message and we tell you what it is likely to ask for.

Home renovation cost in Dubai: start from the room, not the home

There is no honest price for "a home renovation", because the phrase covers a repaint with two bathrooms as easily as every surface in a villa. Published figures for whole-home work disagree with each other because they count different things. We give no whole-home figure on this page and no day count either, since either one would be a guess.

What moves the price is the number of wet rooms, the area of tile and stone, how much ceiling work there is, the condition of the walls and floors under the finish, the finishes you choose and the access the building allows. Each room page has its own cost section: kitchen, bathroom and villa. For paint, see painting cost, and for tiles, tile prices.

Our own price for a job is a written quote after the AED 100 inspection, before 5% VAT, listed room by room and trade by trade. A quote you can use names each room, then the work inside it: preparation, waterproofing and its test, tile or stone and who supplies it, ceiling work, the coats and the finish, grout and sealant, protection of floors and the removal of waste. Anything left out should be listed as an exclusion, so that nothing turns up later as an extra. Compare two quotes only after checking that they cover the same rooms, the same finishes and the same VAT treatment, and that both say who supplies the materials.

Choosing a renovation company in Dubai: what to check before you sign

The ranked lists of renovation companies in Dubai that we read gave no method for choosing between the firms, and leaned on what each firm said about itself. A list cannot tell you which firm suits your home. A short set of questions can, and you can put it to every firm you shortlist, including us.

First decide whether you want one firm to take the whole project or to hire the trades yourself. If walls are moving, a kitchen is being designed or an extension is planned, a design-and-build firm or a consultant is the right first call, and we come in for the finishing stage. If the work is mainly finishes, a finishing specialist can be your first call.

Be wary of a single figure for the whole home, a scope that says only "renovation works as discussed", materials named without a brand or finish, and a warranty promised in conversation but not written down. Any of these leaves you with nothing to hold the firm to when two rooms disagree.

Ask every firm for its trade licence as well, and check that the company named on it is the one on your quote. Then ask to see finished work, in person or in photographs, and ask what the client had to put right afterwards.

Renovation Dubai: how to book an inspection and what to send us

Every Dubai renovation we quote starts with photos and an inspection. The photos that help most show each room from the doorway, the floor, the ceiling and any stain or damp patch, with the name of your building or community. Tell us which rooms you want done now, which you want to leave, whether you will be living in the home and whether you have a designer's finish schedule.

Our reply says which parts the photos are enough to price and which need the visit first. At the inspection we go through the rooms in the order the work would run, checking walls and floors for damp and hollow tile, ceilings for stains and wet rooms for the fall to the drain. You leave with a short list of what must be fixed first and what can wait. The inspection costs AED 100, and the written quote follows it. We work in Dubai only, not in other emirates. Message us on WhatsApp at +971 55 209 9785 or use the quote form.

Questions

Frequently asked questions about home renovation in Dubai

What is included in a home renovation in Dubai?

There is no fixed list, because the scope is whatever you decide. For us it is the finishing trades: waterproofing, tiling and stone, ceilings, paint and wall finishes, grout, sealant and snagging. Building work, pipes, wiring, AC, joinery and sanitaryware come from other firms, and the table above shows where each begins.

Where should I start a home renovation?

Where water has already done damage: a stain, a hollow floor or a leaking terrace. After that come the wet rooms, then the ceilings, then the paint. The order section above sets out the full sequence.

Which is the best renovation company in Dubai?

Anyone looking for the best renovation company Dubai has to offer is really asking which firm suits their home, and no honest list names one firm for every home, ours included. The best home renovation company in Dubai for a villa extension is not the best for a bathroom and a repaint. Judge a firm by its answers to the questions above, written into its quote. If the work is waterproofing, tiling, ceilings and paint, that is the work we do. If walls are moving, begin with a design-and-build firm and bring us in for the finishes.

Do you manage the whole renovation, including plumbing and electrics?

No. We run our own stages, agree the order with the other trades and tell them what must be in place before we start. Your designer, your main contractor or you hold the contracts for the plumber, the electrician, the AC firm and the joiner.

Can I live at home during a renovation?

Often yes, if the plan allows for it. In a flat, keep one bathroom working and avoid losing the kitchen in the same weeks. Tell us at the inspection and the written quote can set the rooms out in the order that suits you.

How much does a home renovation cost in Dubai?

The rooms, the finishes and the condition of what lies under them set the price, so no single number is worth giving. We quote in writing after the AED 100 inspection, before 5% VAT, room by room. The cost sections on our kitchen, bathroom and villa pages explain what moves the price in each.

Do I need permission for renovation work in my home?

Usually from the building or community, and from your landlord if you rent. Moving walls, drains or services can also call for an authority permit, which a consultant arranges. We deal with building paperwork, including NOCs where a building requires them. This is general guidance, not legal advice.

Can you do just one room or a few repairs?

Yes. A single room is an ordinary job, and the kitchen and bathroom pages show how it runs. For small repairs, see our handyman services. To have the finishes checked once a year after the work, see our annual maintenance contract page. The inspection and the written quote work the same way. For upkeep once you have moved back in, our home maintenance page says which part of it is ours.
