This page explains what each marble polishing treatment does, how to tell what is wrong with your stone, what a job looks like on site, what it costs and how to compare quotes. It also covers daily care, because a good polish can be undone in a week by the wrong cleaner.
The quickest way to start is to send photos of the floor on WhatsApp at +971 55 209 9785. Photos let us judge some floors, and others need a visit. A site inspection costs AED 100.
Marble polishing in Dubai: what we do
We offer marble polishing as a set of treatments rather than one fixed service, because a floor with light dullness needs a different job from a floor with deep scratches and uneven edges. The table lists what we do and when each is used.
| Treatment | What it does | Typical use |
|---|---|---|
| Marble polishing | Restores gloss with progressively finer diamond abrasives | Dull floors with light wear |
| Honing | Removes scratches and etching and leaves a smooth, matt to satin surface | Floors with scratches, or owners who want a matt finish |
| Crystallization | A chemical and mechanical treatment that hardens and brightens the surface of calcium-based stone | Maintenance on floors that are already in decent shape |
| Marble restoration | Grinding, honing and polishing together, with repairs | Neglected or damaged floors |
| Stain removal | Poultices and targeted treatments for oil, rust and organic stains | Spots that cleaning has not shifted |
| Chip and crack repair, lippage levelling | Fills chips and cracks and grinds uneven tile edges flat | Floors with raised edges or damage |
| Sealing | Applies a sealer that slows liquids soaking in | After polishing, and on new stone |
| Marble cleaning | Deep cleaning of stone and grout | Floors that look dirty rather than damaged |
Our marble polishing service in Dubai covers floors, stairs, countertops and wall cladding. It is also a marble and floor polishing service in Dubai for homes and offices, and the same marble floor polishing services in Dubai apply to other stone floors. We also offer a floor polishing service for other hard surfaces, and floor polishing Dubai owners ask about most covers granite, terrazzo, limestone and travertine. Each stone reacts differently to abrasives and chemicals, so we choose the method after we have seen it.
Most people search for a marble polish company or a marble polishing service when the floor looks tired, but the right treatment depends on the cause of the damage, not the look of it. The next section shows how to tell the difference.
If you need new marble laid instead, we install it as well. See tiles installation in Dubai, and the section on restoration below for when replacing makes more sense than polishing.
What is wrong with your marble?
Most marble problems fall into six types: etching, scratches, stains, wear lanes, uneven edges and cracks. Each needs a different fix, and polishing alone solves only some of them. Work out which one you have before you ask for a quote.
| What you see | Likely cause | What fixes it |
|---|---|---|
| Dull patches or rings, often lighter than the surrounding stone, with a rough or matt feel | Etching: acid has dissolved a thin layer of the stone | Honing and re-polishing; the mark is in the stone, not on it |
| Fine lines that catch the light | Scratches from grit, furniture or cleaning pads | Light scratches: polishing. Deeper ones: honing first |
| Dark patches that spread or look wet | Oil or grease soaked in | Poultice to draw it out, then polish |
| Brown or orange marks, sometimes with a rust shape | Metal, such as a plant pot base, or a rusting item | Rust-specific poultice; may need repeat treatment |
| Pink, brown or green marks near plants or drinks spills | Organic matter such as coffee, tea, flower stems | Poultice; often fades with treatment |
| Dull paths where people walk, with a good gloss at the edges | Traffic wear and fine grit | Polishing, often with a crystallization maintenance step |
| Raised edges between tiles you can feel with your foot | Lippage from installation or movement | Grinding the edges level, then honing and polishing |
| Hairline or open cracks | Movement, impact or poor installation | Repair; cracks that keep returning need the cause looked at |
Etching is the most misdiagnosed problem
Marble is made mainly of calcium carbonate, and acids dissolve it. Lemon juice, vinegar, many bathroom and kitchen cleaners, and some soft drinks leave dull marks that look like stains but are actually a thin layer of damaged stone. You cannot wipe etching away, and a sealer does not prevent it. The only fix is to remove a thin layer of marble and re-polish it, which is why etched floors need honing before polishing.
A quick check you can do before we visit
Put a few drops of water on a clean, dry spot and leave them for a few minutes. If the stone darkens quickly where the water sits, the sealer is weak or gone. If the water beads, the surface is still repelling liquid. This is a rough indicator, not a test, and it tells you nothing about etching or scratches.
When the cause is not the surface
A dark patch that returns after treatment, or a floor that stays damp, can point to moisture coming up from below or leaking in from a wet area. Polishing will not fix that. If we suspect it, we say so in the inspection and suggest a waterproofing check (waterproofing in Dubai) before spending money on the surface.
Honing, polishing, grinding or crystallization: which one you need
Honing smooths a surface, polishing makes it glossy, grinding levels it, and crystallization hardens and brightens it. Many floors need more than one, in sequence. Picking the wrong one wastes money or removes more stone than necessary.
| Treatment | Removes stone? | Result | Best for | Not enough for |
|---|---|---|---|---|
| Grinding | Yes, the most | Flat, uniform, dull surface | Lippage, deep scratches, uneven surfaces | Gloss on its own |
| Honing | Yes, a thin layer | Smooth matt or satin finish | Etching, scratches, a matt look | A high gloss on its own |
| Polishing | A very thin layer | Gloss | Restoring shine after honing, light dullness | Deep scratches, lippage |
| Crystallization | No | Brighter, harder-feeling surface | Maintenance on sound calcium-based stone | Scratches, etching, lippage |
| Sealing | No | No change in look, slower absorption | Protecting after polishing | Preventing etching |
How the stages work together
A full restoration runs in a sequence. Grinding or coarse diamond pads come first to remove deep damage and flatten edges. Finer pads follow to smooth the surface, then the finest to build gloss. Each pad leaves finer scratches than the one before, until they are too small to see.
Skipping a stage is the usual cause of a floor that looks glossy at first and shows swirls or haze a week later. A floor that was only buffed over scratches will show them again in the right light.
A decision guide
- Floor looks dull but smooth underfoot, no scratches you can see: polishing, possibly with crystallization.
- Visible scratches and dull rings: honing then polishing.
- Raised tile edges or very rough areas: grinding first, then honing and polishing.
- Wanting a matt or satin look: stop at honing. A honed floor also hides etching and scratches better than a glossy one.
- Floor already in good shape, needs a refresh: crystallization or a light polish.
Each polish removes a thin layer of stone. A floor can be polished many times, but not endlessly, so we avoid over-grinding when a lighter treatment would do. We tell you which level we recommend and why in the quote.
What "marble polish" means in different places
People use "marble polish" for the product, the process and the finish. The marble polish Dubai shops sell in a bottle or tin is a maintenance product. It is not the same as machine polishing with diamond abrasives, which removes damage and rebuilds the surface. Maintenance products can brighten a sound floor, but they will not fix etching, scratches or lippage.
How a marble polishing job runs, step by step
A marble polishing job follows the same order each time, with timings that depend on the floor's size and condition. Here is how ours runs.
Step 1: Inspection. We look at the stone type, the condition and the access. We check for etching, scratches, stains, lippage and cracks, and we measure the area. The inspection fee is AED 100, and you get a written quote afterwards.
Step 2: Test patch. Before the full job, we treat a small, agreed area so you can see the finish and decide. We use a gloss meter to take readings before and after, so improvement is measured and not just judged by eye.
Step 3: Protection. Skirting, doors, door frames, fixed joinery and nearby furniture are covered. Water and slurry from the wet process are contained as far as possible. Movable furniture should be cleared from the work area, and we advise on what to move before the visit.
Step 4: Repairs. Chips are filled, cracks are repaired and stains are treated with poultices. Poultices need time to work, so this step can run alongside the first stage of grinding.
Step 5: Grinding and honing. Coarse to fine diamond pads flatten the surface and remove scratches and etching. Water is used in the process to control dust and heat.
Step 6: Polishing. Finer pads build the gloss. Crystallization is added where it suits the floor.
Step 7: Cleaning and sealing. The surface is cleaned of residue. If a sealer is used, it goes on after the floor is dry.
Step 8: Handover. We walk the floor with you and check the finish in raking light. We take the final gloss readings and note any areas you want revisited. The one-year workmanship warranty starts at handover.
Typical timings:
| Job | Typical duration |
|---|---|
| Apartment floors | 1–2 days |
| Villa ground floor | 2–4 days |
| Staircase | Adds about a day |
Large villas, heavy damage, multiple staircases and extensive repairs add time. The quote states the schedule.
What to expect on site
A marble polishing job is wet and a little noisy, and it needs clear access. Knowing this in advance prevents most surprises on the day.
Slurry and dust
Wet diamond polishing mixes water with fine stone dust to produce a grey slurry. It is contained and removed as the work proceeds, and it keeps dust in the air low compared with dry grinding. Wet work does not mean a mess-free job, but the mess is manageable and stays on the floor rather than in the air.
Noise and access
Machines run for most of the day. Tell us if neighbours, a building rule or a home office limits the hours. For commercial spaces such as lobbies, showrooms and offices, we can work at night and in the early morning so the area is ready when you open.
Living in the property
We can work in occupied villas and apartments. We usually work in sections so you keep the use of some rooms, and we agree the order with you in advance. Pets and small children should be kept away from the work area and from wet floors.
When you can walk on it
You can often walk on the floor soon after the final polish, with soft-soled shoes or socks. If we apply a sealer, we tell you how long to keep off it, which depends on the product. Furniture goes back after the sealer has dried, and we give you the time in writing.
What to do before we arrive
- Clear the floor of furniture and rugs where you can, or tell us what you cannot move.
- Remove plants, pots and fragile items from the area.
- Tell us about any known stains, repairs or previous treatments.
- Confirm access: lift booking, parking, working hours, security passes.
- Switch off or protect anything sensitive to dust and moisture nearby.
What marble polishing costs in Dubai and how to read a quote
Marble floor polishing in Dubai is priced very differently from one company to the next, because the jobs are not the same. The spread between quotes is wide, and a low number often describes a light polish while a high one describes grinding and restoration.
Why polishing quotes vary so much
A light polish on sound stone, a full restoration with lippage grinding and a premium stone with repair work are three different jobs, so their prices can sit far apart without anyone being dishonest. A low figure with no scope usually means a light polish. Ask which stages are included and whether a test patch is done first.
How we price marble polishing
The price that applies is the written quote we give after the inspection.
We do not publish a per-square-foot rate for polishing, because the stages needed depend on the floor. We quote each job in writing after the inspection and a test patch.
| Treatment | Price |
|---|---|
| Polishing only | Quoted after inspection |
| Honing and polishing | Quoted after inspection |
| Grinding, honing and polishing (restoration) | Quoted after inspection |
| Crystallization | Quoted after inspection |
| Sealing | Quoted after inspection |
| Staircase | Quoted after inspection |
Prices are shown before 5% VAT. Small jobs carry a minimum charge, which depends on the job and is stated in the quote.
Square feet or square metres
Quotes use either unit, and the two are easy to mix up. One square metre is about 10.76 square feet, so a price of AED 30 per sq ft is about AED 323 per m². Always check which unit a rate uses before you compare.
Check the area too. For a floor, the area should be the actual floor area to be treated, measured on site. A quote based on a guess from the flat's listed size can be wrong by a lot once balconies, rooms that need no work and stairs are excluded.
What moves the price
- Condition. Light dullness costs less than etching, deep scratches or lippage.
- Treatment level. Polishing only, honing and polishing, and full restoration are priced differently.
- Stone type and finish. Some stones are softer and quicker to work; some finishes take more steps.
- Area and layout. Large open floors are more efficient than many small rooms and corridors.
- Stairs. Steps, risers and nosings add labour.
- Access and timing. Upper floors without a lift, restricted hours and night work add cost.
- Repairs. Chips, cracks and stain treatments are quoted separately.
- Sealing. Included or priced as an extra, so ask.
Comparing quotes line by line
| Check | Why it matters |
|---|---|
| Unit and measured area | Stops a low rate hiding a high area |
| Treatment level named (polish, hone, grind) | "Polishing" can mean very different amounts of work |
| Number of stages or pad grades | More stages usually means a better finish |
| Whether the price includes sealing | A common extra |
| Stairs, skirting and thresholds | Often excluded from floor-only prices |
| Repairs and stain treatment | Listed or excluded |
| VAT shown separately | Five per cent of a whole-floor quote is a real sum |
| Test patch | A sign the company expects to be judged on results |
| Warranty in writing | Without paper, the promise is hard to enforce |
A quote far below the others normally leaves something out. Ask each company what its price includes, and compare like with like.
Sealing and protection
A sealer slows liquids from soaking into marble, which gives you time to wipe a spill before it stains. It does not make the stone stain-proof, and it does not stop acids from etching the surface. This is the most common misunderstanding about sealing, and the reason owners are surprised when a lemon slice leaves a mark on a freshly sealed floor.
What a sealer does and does not do
| Question | Answer |
|---|---|
| Does it stop stains? | It slows absorption, so you have time to wipe spills. It does not stop staining entirely |
| Does it stop etching? | No. Acid dissolves the stone's surface, whether sealed or not |
| Does it change the look? | A penetrating sealer should not leave a film, and should not change the colour much |
| Does it last forever? | No. It wears with cleaning and traffic and needs renewing |
| Can you seal over dirt or old polish residue? | No. The surface must be clean and dry first |
We use a penetrating sealer where sealing is part of the job. The test described earlier, with a few drops of water on a clean spot, gives a rough sign of when it is time to reseal.
Sealed, polished or both
Sealing and polishing do different jobs. Polishing changes the surface finish, while sealing changes how liquids behave in the stone. A floor can be polished and unsealed, or sealed and honed. In kitchens, dining areas and bathrooms, where spills are common, sealing is worth the extra step. In a rarely used formal room, it matters less.
Looking after a polished floor
A polished marble floor stays glossy longer when you remove grit, use the right cleaner and keep acids off it. The care routine is short, and the mistakes are the ones that undo a polish.
The routine
- Entrance mats. Grit from outside scratches polished stone, and Dubai's sand and dust arrive on shoes. Mats at every door catch most of it.
- Dust mop daily. A soft dry mop removes grit before it is walked across the floor.
- pH-neutral stone cleaner. Use a cleaner made for natural stone, diluted as the label says. Rinse and dry afterwards.
- Wipe spills fast. Blot, don't wipe, to avoid spreading them.
- Felt pads on furniture. Chair and table legs drag grit across the floor.
- Re-seal when the water test fails. It tells you when protection has gone.
Mistakes that undo a polish
| Mistake | What happens |
|---|---|
| Vinegar, lemon or acidic bathroom cleaners | Etching: dull marks in the surface |
| Bleach and harsh all-purpose cleaners | Can dull the surface and damage the sealer |
| Abrasive pads and powders | Scratches |
| Leaving wet mops and standing water | Marks and, over time, staining |
| Hard-wheeled furniture or heavy items dragged across | Scratches and chips |
| Skipping mats at entrances | Grit scratches the finish |
| Cleaners that leave a film | Dull, sticky-looking floor and trapped dirt |
| Plant pots with metal bases directly on the floor | Rust marks |
Marble cleaning is not marble polishing
Cleaning removes dirt from the surface. Polishing removes a layer of stone to restore the finish. A floor that looks dirty but feels smooth may only need a deep clean, and that costs less than a polish. If the floor is clean and still looks dull, the problem is the surface and cleaning will not fix it. We deliver marble cleaning for floors and grout as a separate service for that reason.
How often does a floor need attention
There is no single schedule. Entrance areas, kitchens and corridors wear faster than bedrooms and formal rooms. A floor with mats, daily dust mopping and a stone cleaner needs polishing far less often than one without. We recommend a maintenance plan after the job, based on how the property is used.
Restoration: when polishing is not enough
Marble restoration is for floors where simple polishing will not give a good result: deep scratches, uneven edges, widespread etching or damage. It combines grinding, honing, polishing and repair in one planned job, and it can bring back a floor that looks past saving.
What restoration includes
- Grinding to level raised edges and remove deep damage.
- Honing and polishing to rebuild a uniform surface.
- Filling chips and repairing cracks.
- Treating stains with poultices.
- Cleaning grout lines where needed.
- Sealing and a handover check.
When to polish and when to replace
| Situation | Usually better to |
|---|---|
| Dull, scratched or etched, but sound and level | Restore |
| Raised edges between tiles | Grind level, then restore |
| A few chipped or cracked tiles | Repair or replace those tiles |
| Many cracked tiles, or cracks that keep returning | Find the cause first; replacement may be needed |
| Stone worn very thin by repeated polishing | Replace |
| Hollow-sounding tiles that have lost their bond | Re-lay the affected tiles |
| Damp or movement under the floor | Fix the cause before any surface work |
Replacement costs more than restoration, and matching new stone to old can be difficult, because marble varies from batch to batch. We tell you if restoration will do the job, and we say so when it will not. If replacing is the right answer, we can supply and install marble flooring Dubai-wide and match the new work to the old.
Stairs, thresholds and wet areas
Stairs take more wear on the nosing and the centre of each step, so they are worth a separate look. Thresholds between a marble floor and another surface can be chipped. Bathrooms and kitchens are exposed to acids and water. We check these areas in the inspection and give them their own line in the quote.
How to choose a marble polishing company in Dubai
The best marble polishing company in Dubai for your floor is the one that can explain what it will do, show a test patch, and put it all in writing. The checklist below applies to us as well.
- Ask what treatment they recommend and why. A company that proposes polishing without looking at the floor is guessing. Ask them to name the stages, such as grinding, honing and polishing.
- Ask for a test patch. A small treated area shows the finish before you commit.
- Ask how they measure results. A gloss reading before and after is more reliable than "it looks great".
- Ask about chemicals. Marble reacts to acid. A company that uses strong acids on marble without care can etch it. Ask what they use and where.
- Ask about dust and water control. Professional marble polishing in Dubai should come with a clear plan for containing slurry and protecting skirting, doors and furniture.
- Ask who does the work. Meet the supervisor. Ask whether the polishers are employees or subcontractors.
- Ask to see the trade licence and approvals. A licensed marble polishing company will show them without fuss.
- Get the scope in writing. Area, treatment level, stages, what is included, what is excluded and the schedule.
- Check the payment schedule. Fair terms are a small deposit, a payment at the mid-point and the balance after handover. Full payment up front is not.
- Ask about the warranty. Ours is a one-year workmanship warranty. We do not promise how long the gloss will last, because that depends on traffic, cleaning and how the floor is treated.
- Look at past work. A reference you can ask about is more useful than a gallery.
Quality marble polishing in Dubai shows first in the test patch: an even sheen, no swirl marks and no lipped edges between the machine passes and the corners. When you compare marble polishing services in Dubai, send each company the same photos and the same list of areas. If one quote is much lower, ask what has been left out.
Marble polishing company, service or services?
A marble polishing company Dubai homeowners call, or a marble polishing service or marble polishing services Dubai property managers book, should be judged the same way, whether you are after the best marble polishing or just a quote. The words change but the test does not: ask whether the company tests a small area first, which grinding and polishing stages it uses, how it controls slurry and dust, and what it does about etch marks. Marble floor polishing services should list which stages are in the price.

How to get a marble polishing quote
A polishing quote depends on the stone and its condition, so message us on WhatsApp at +971 55 209 9785 with:
- The building or area name, and whether the floor is in a villa, an apartment or a commercial space.
- Photos of the floor, including close-ups of scratches, stains, dull areas and any raised edges.
- The approximate area in square feet or square metres, or the number of rooms.
- What you want: polishing, restoration, stain removal, sealing, stairs.
- The stone, if you know it, and any previous treatments.
- Your preferred dates, and whether anyone will be living in the property during the work.
- Building rules: working hours, lift booking, parking, permits.
We reply with what the photos let us judge and what needs a visit. The inspection costs AED 100. The written quote that follows lists the area, the treatment level, the stages, the price before VAT, the schedule and the warranty terms.

Frequently asked questions about marble polishing in Dubai
How much does marble polishing cost in Dubai?
The price follows the area, the treatment level and the condition of the stone. For marble floor polishing Dubai-wide, how we price each treatment is in the cost section, and the written quote after inspection is the figure that applies. Prices are before 5% VAT, and small jobs have a minimum charge.
Is marble polishing the same as marble restoration?
No. Polishing restores gloss on a sound floor. Marble restoration combines grinding, honing, polishing and repair for floors with deeper damage, so it takes longer and costs more.
Will polishing remove etch marks and scratches?
Polishing alone will not remove etching or deep scratches. Honing removes a thin layer of stone first, then polishing rebuilds the gloss. Very deep scratches may need grinding.
Can you polish a floor that has stains?
Yes, but stains are treated separately. Oil, rust and organic stains each need their own treatment, and some stains fade over repeated treatments. We tell you what we expect to improve before we start.
Do you polish other floors, not just marble?
Yes. We also polish granite, terrazzo, limestone and travertine. The method depends on the stone, so we check it before we quote.
Is marble polishing messy?
It is a wet process, so it produces slurry. We contain it, protect skirting, doors and furniture, and clean as we go. It is much less dusty than dry grinding.
Can you work in a home where we live?
Yes. We usually work in sections, so you keep use of part of the home. Keep pets and small children away from the work area.
Do you do a test patch first?
Yes. A small, agreed area is treated first, with gloss readings before and after, so you can judge the finish before committing to the full job.
What is the best marble polishing in Dubai?
The best marble polishing in Dubai is the one matched to the cause of the damage: honing for etch marks, polishing for dullness, grinding for deep scratches. A company that quotes one method for every floor without seeing it is guessing. Ask for a test patch and a written scope before you agree.
Will the shine last?
It lasts as long as the floor is looked after. Mats, dust mopping and a stone cleaner extend it, while acids, grit and abrasive cleaners shorten it. Our warranty covers workmanship, not wear.
Do you polish marble in offices and showrooms?
Yes, including at night or early morning so the space is ready when you open.
Do you offer marble polishing services in Dubai for villas and apartments?
Yes. Our marble polishing services in Dubai cover villas, apartments, offices and showrooms. We test a small area first and quote in writing.
