Villa Renovation in Dubai: Planning the Finishing Work for the Whole House

A villa renovation in Dubai is rarely one job. It is a roof, several wet rooms, a staircase, a majlis, a facade and a garden wall, and the order you take them in decides whether the work lasts. Paint a ceiling before the roof above it is sealed and the first heavy rain stains it again. Redo an upstairs bathroom after the room below has been decorated and a failed membrane shows itself on fresh paint.

We are Dubai Repair Pro, a Dubai LLC, and the crews on site are our own employees. Our part of a villa renovation is the finishing trades: waterproofing, tiling and stone, ceilings, wall and ceiling paint, grout, sealant and the snagging at the end. We do not build, extend or move walls, and the plumbing, electrics, AC, joinery and sanitaryware belong to other trades. This page sets out what we cover, how to phase the work through a whole house, the rooms that need their own plan, what moves the villa renovation cost Dubai owners are quoted and who has to approve the work.

Begin by sending photos of the roof, the bathrooms and the main rooms, with the name of your community, to +971 55 209 9785 on WhatsApp. A site inspection costs AED 100, and you get a written quote after the visit.

Villa renovation services in Dubai: what we cover across the house

Our villa renovation services in Dubai cover the surfaces of the house, from the roof slab to the paint on the boundary wall. Each trade is done by our own team, and the links go to the page that explains it in full.

TradeWhat it covers in a villaWhere you will see it
WaterproofingMembranes under wet-room floors and on the roof, terraces and balconies, each tested before it is covered. See waterproofingBathrooms, maid's room, laundry, roof, terraces, planters
Tiling and stoneFloors, walls and stairs, with the base levelled first. See tiles and marble flooringBathrooms, kitchen, entrance, staircase, outdoor areas

Paint and wall finishesInside and out, plus wallpaper and decorative finishes. See villa painting and exterior paintingEvery room, the facade, boundary walls and gates
Grout, sealant and snaggingSealant at every joint with a fitting, and a final check for scuffs and chipsThe whole house, at the end

A good deal of a villa renovation sits outside that table. Building work, new openings and extensions, plumbing, electrics and AC, kitchens and joinery, sanitaryware, windows, glass and garden work all belong to other firms. We do not produce architectural or interior designs either. Bring your designer's finish schedule and we build to it, and if you have no designer we advise on finishes within our own trades only.

Many firms sell villa renovation and interior fit out Dubai-wide as a single package, with one main contractor above every trade. That suits a villa where walls are moving. Where the work is mostly finishes, you can deal with a finishing specialist directly and hire the other trades yourself. When a main contractor is running the building work, we arrive for our stage, leave the site ready for the next trade and return when the sequence calls for us. For a flat or a smaller home, our home renovation page sets out the same trades room by room.

Survey first: what we check on a villa before we quote

Every Dubai villa renovation we survey follows the same route, roof first, because that is where most surprises are. We note what we find in each place, with photos, and the quote is built from that list rather than from floor area.

  • Roof and terraces. Standing water, cracked or lifted coating, blocked outlets, and whatever sits on the slab: tanks, condensers, solar heaters, dishes.
  • Wet rooms. The fall to the drain, cracked or hollow tiles, failed grout and sealant, and any stain on the ceiling underneath.
  • Ceilings. Stains, sagging and cracked joints. A stain shows where water arrived, which is not always where it came from, so we trace it to the roof or the bathroom above.
  • External walls. Hairline and wider cracks, hollow render, streaks under windows and parapets, and damp at the foot of a wall near a planter or an irrigation line.
  • Floors and stairs. Levels, hollow tiles, loose screed, and stone that has stained or lost its polish.
  • Access. Staircase voids, parking, community passes and the working hours the community allows.

Damp or a leak found at the survey changes the order of work, not only the price, and we tell you at the visit rather than after the first phase. The survey ends with a short list of what must be fixed first, what can wait and what belongs to another trade, and then you decide how much to do now.

How to phase a villa renovation

Work through a villa from the top and the outside inwards, wet before dry and rough before fine. For a whole house that gives six phases. Your quote lists the ones your villa needs, and a villa that needs only half of them keeps the same order.

PhaseThe workWhy it sits here
1. Roof and outer shellRoof membrane and flood test, terrace and balcony membranes, facade cracks, sealant round window surroundsWater arrives from above and outside, and everything painted below is wasted while it still gets in
2. Wet roomsStrip, base, membrane, water test, tile, one room or one stack at a timeEach membrane must cure and pass its test, and a leak is cheap to find while the ceiling below is still bare
3. CeilingsNew gypsum ceilings and repairs in the living areas, cove recesses, primingThey follow the roof and the wet rooms, the usual sources of stains, and come before floors and paint
4. Floors and stairsLevelling, tile and stone, with finished floors covered at onceHeavy, dusty work that must be finished before the last coats go on
5. Paint and wall finishesCeilings, then walls, then woodwork, then wallpaper and decorative finishes. Exterior coats once repairs are dryTilers and fitters leave marks, so paint follows them
6. Grout, sealant and snaggingSealant at every fitting, final coat, touch-ups, a walk through every roomThe last coat goes on last

Wet-room ceilings follow their own tile, as on our bathroom renovation page, and a kitchen follows the stages on our kitchen renovation page. Treat both as jobs inside phase 2.

A complete villa renovation Dubai families plan does not have to happen in one go. Phases 1 and 2 protect the building, and everything after them depends on them. Phases 3 to 6 can be spread out. Say at the survey if you plan to stage the work, and the written quote can list each phase as its own section.

Why the roof comes first

Water finds its way down. A stain on a ground-floor ceiling is usually the end of a path that began on the roof, a terrace or a bathroom above, and repainting it without stopping the source puts the stain back. The roof job ends with a flood or ponding test, where water is held on the surface and the ceiling below is checked, and only then does anyone finish over it.

After that, protect the membrane. Tank cleaners and AC technicians walk on a villa roof, so ask who will be up there and cover the route. Roof work also follows the weather: a membrane cannot go on in rain, and manufacturers set conditions for applying it. This is the phase most likely to move the programme, so book it early.

Staying in the villa

Plenty of families live in the house for part of a villa renovation, and the plan has to say which parts. The rules are short. Keep one bathroom and one bedroom out of the work at all times. Take wet rooms one at a time, or one stack at a time where an upstairs and a downstairs bathroom sit over each other. Begin in the wing you can empty, usually the guest bedrooms or the maid's room, then move through the rest.

A bathroom is out of use from strip-out until it is tiled and sealed, so a family with one working bathroom needs the plan to say when. Some owners move out for the wet-room phase and come back for the paint, and both routes work. Dust and noise travel through an open-plan villa, so we close doors, cover floors and tidy at the end of each visit. For the paint stage the house rules are in our villa painting guide.

Wet rooms across the villa: master, guest, powder room and maid's room

A flat has a bathroom or two. A villa has a master bathroom, a bathroom for each bedroom, a powder room by the entrance, a bathroom for the maid's room and usually a laundry, and every one of them is its own membrane with its own test. They should appear one by one on the quote. A line reading "bathrooms, lump sum" is where a missing room hides.

Upstairs bathrooms sit over rooms the family uses, so a failed membrane shows as a stain on a ground-floor ceiling. The test is the one on our bathroom page: block the drain, hold water, check below. In a villa it is best done before the ceiling underneath is repainted.

The maid's room bathroom and the laundry are small, often poorly ventilated and wet every day. They get a mould-resistant finish and a proper extractor route like any other wet room, and the laundry floor, with its drain and its machine connection, needs a membrane too. Rooms stacked one above another often share pipework, so they are best done in the same phase and the plumber works on the shared pipes once.

The stages inside one bathroom are set out on our bathroom renovation page, and the membrane itself on our waterproofing page. Tile choices for wet rooms are on bathroom and kitchen tiles.

Roof, terraces, facade and outdoor areas

The outside of a villa takes the weather, the sun and the sprinklers, and it is the part owners tend to leave until last. In the order of work it comes first.

The roof

Most villa roofs are flat slabs carrying tanks, condensers and heaters, and every pipe and support that passes through the membrane is a place for water to get in. We inspect and map the leaks, repair the base, form the upstands, apply the membrane across the whole slab and test it. The method is on our roof waterproofing page. Doing the roof in the same job as the balconies and terraces means one team and one warranty cover both.

Balconies, terraces and pool surrounds

A terrace is a roof that people walk on and put furniture on. It needs the membrane under the tile, a fall to the drain and a test before the finish goes down. Outdoor stone and tile are chosen for heat and wet as much as for looks, and the options are on our marble flooring page. A pool surround is finished after the pool shell is sound. Pool waterproofing is covered under waterproofing; we do not build pools or fit pool equipment.

Facade and boundary walls

Villa facade renovation Dubai-wide is repair first and paint second. We open and fill cracks, cut out hollow render, renew failed sealant and treat damp before a coat goes on, because paint over a wall that is still wet is wasted. If a wall is damp or the render is hollow we say so before we quote a repaint. Access equipment such as scaffolding may be hired in and is listed in the quote. Boundary walls and gates are part of the same job, and the choice of coating is on our exterior painting page.

Many communities control changes to the outside of a villa. Check your community's rules before you change a colour, as the permit section below explains.

Majlis, staircase and double-height rooms

Some rooms in a villa need a plan of their own, because they differ in height, finish or access from the rest of the house.

The majlis

The majlis is usually the largest formal room, with the tallest walls and often the most elaborate ceiling. Strong daylight rakes across large wall areas and shows every patch, so the wall preparation matters more here than anywhere else. The ceiling comes before the walls. If it has cove lighting, the recess and every light position are agreed on paper before the board is hung, as our false ceiling page explains. Guests see this room first, so it is usually finished last, once the dust from every other trade has stopped.

Staircase and void

A double-height void cannot be reached from the floor. It needs access equipment inside the house, and the ceiling, the stair wall and the landing are best finished together while it stands. Stone treads and risers take the knocks of every trade climbing them, so they are covered once laid, and the polish is left until the other trades have gone. Stair work in marble is described on our marble flooring page, and polishing on marble polishing.

Garage, store and utility rooms

Garage and store walls usually need repair and paint, not a new finish. A utility room with a drain and a washing machine is a wet room, and it gets the membrane and the test described above.

Luxury and modern villa renovation in Dubai: the finishes that change the work

A luxury villa renovation in Dubai is mostly a list of materials: stone, large slabs, concealed lighting, decorative walls. A modern villa renovation Dubai families plan tends to mean plainer surfaces, which show a poor base more than a busy finish does. Either way, a high end villa renovation Dubai owners ask for puts the same demand on the finishing trades: a flatter base, closer preparation and no flaws in the wall beneath the finish. We make no claim about a label, and describe what changes on site.

Stone and large-format tile

Large porcelain slabs and natural stone need a flatter base than small tiles, so the levelling is measured at the inspection and counts in the price. Natural stone is sealed before and after fixing, and light stone can show the colour of the adhesive through it, so the adhesive is chosen for the stone. Sizes are covered on tile sizes, and finished stone is kept up by marble polishing.

Ceilings and lighting

Concealed lighting is a ceiling decision. Cove recesses, lowered sections and every light position go on the plan before the board is hung, because moving one later means patching the board and repainting.

Walls

Decorative paint, murals and wallpaper show every flaw in the wall beneath them, and luxury villa renovation Dubai-wide leans on all three, so the preparation takes the time and the finish takes less. Our wallpaper installation and specialty painting pages describe each, and villa painting covers the other paint.

Villa renovation cost in Dubai: what drives the price of a whole house

Villa renovation cost Dubai guides disagree with each other. One published guide has a table of ranges that its own text then contradicts, and most leave VAT unmentioned. They also count different things, from a repaint with two bathrooms to every surface in the house. A page that quoted one number for a whole villa would be guessing, so this one gives no price and no day count.

The cost of villa renovation in Dubai follows these drivers.

How we price our part

Pricing starts with the AED 100 inspection. The written quote that follows lists the work by phase and room, with waterproofing, preparation, tiling, ceilings and paint on their own lines, and it states the products, the programme, the tests and the warranty terms. Every figure is before 5% VAT. There is no rate per square metre or per square foot for a whole villa, because the base, the number of wet rooms and the roof matter more than floor area. Villa renovation costs in Dubai follow those three before they follow the size of the house. The painting part has indicative prices on our villa painting page.

Comparing two villa quotes

Quotes from villa renovation companies Dubai owners collect only compare once they are split the same way: by trade, then by phase, then by room. Count the rooms first. A quote for "the villa" that does not name the maid's room, the laundry and the roof has left them for later. Then look for the tests, since a waterproofing line with no test beside it prices a membrane nobody checks.

Removal, access equipment and making good are the usual omissions, so ask where each one sits. Confirm that both figures are before VAT or both after it. Villa and home renovation cost in Dubai quotes can mix finishing with building work, so note whose trades are in each: a figure that includes plumbing and joinery cannot sit beside one for finishes alone.

Villa renovation permit in Dubai: developer, community and authorities

What a villa renovation permit Dubai authorities ask for depends on what you change. Public guidance describes several layers, and which apply depends on your community and the work. This table is a summary of that guidance, not a rulebook.

WhoWhat they usually decideWhat to have ready
The community or master developerWhether work can start: a no objection certificate for renovation, rules for contractors such as passes, working hours and debris, and limits on changes to the outsideContractor details, the scope and, for outside work, a description of colours and materials
The authority: Dubai Municipality, or the Dubai Development Authority in designated freehold areasA building permit for work that changes structure, layout or services, with drawings, then an inspection at the endA consultant's drawings, with the developer's NOC first
Dubai Electricity and Water Authority (DEWA)Confirmation that the work does not affect supply, where the work calls for itUsually handled by the consultant or contractor
Your landlord, if you rentConsent in writing before any alterationThe scope and the finishes

We have not seen published guidance that says where a like-for-like refinish ends and permit work begins. Ask your community manager and the authority, and do it before the job is booked. Moving walls, adding rooms and changing the layout of pipes go to a consultant, and they sit outside finishing work.

We deal with building paperwork, including NOCs where a building requires them. Give us the community name, the number of floors and the work you plan, and we tell you what the community is likely to ask for. For outside colour changes, our villa painting page describes how developer communities treat them.

If you rent the villa, get the landlord's written consent first. The tenancy law articles on alterations are summarised on our bathroom renovation page. Read that as a guide and not as legal advice, and check your own contract.

Choosing a villa renovation company in Dubai: one contractor or separate trades

Villa renovation companies in Dubai fall into three kinds: main contractors that manage every trade, interior fit-out firms that add building work to a design, and finishing specialists. Search for villa renovation contractors Dubai-wide and all three appear in the same results. Each can do good work, and what differs is who answers when two trades clash or a stain appears. No list can honestly name one firm for every villa, so compare on these points, and put them to us as well.

  1. Who runs the job? One named person who coordinates the trades, not "the team".
  2. Whose employees do the work? Ours are our own employees for the waterproofing, tiling, ceilings and paint.
  3. Is each wet room and the roof tested, and is it written down? The test belongs in the quote, room by room.
  4. Can the phases be priced and started separately? A villa often needs staging.
  5. What happens if the strip-out finds damp or hollow floors? Extra work should be agreed in writing before it starts, not appear on the invoice.
  6. Who deals with the community? Passes, working hours, the NOC and any deposit.
  7. When does the warranty start, and what does it cover? Our workmanship warranty is one year from handover, in writing, and covers our work, not the other trades'.

Ask any villa renovation company Dubai owners shortlist to name the rooms and the tests in its quote. A quote that does can be held to.

Snagging and handover: the walk-through that closes the job

A villa has more rooms than any other home, so snagging is a stage of its own and not a glance round at the end. We walk every room with you, with a raking light along the walls and ceilings, and write one list.

On the list go hollow tiles found by tapping, chipped edges and uneven joints, gaps in grout, discoloured silicone round baths and basins, cracked ceiling joints, roller marks and missed edges, and touch-ups after the other trades have left. Outside, we check the repaired cracks, the sealant round windows and the drainage points on the terrace.

We correct what is ours and tell you what belongs to another trade, such as a door that catches or a tap that drips, so the right person comes back. Our warranty starts at handover. For small repairs later, our handyman services page covers what we can attend to.

Villa renovation Dubai: areas we cover and how to book

Our villa renovation services Dubai-wide cover villas and townhouses. We do not work in other emirates. Tell us the community, the number of floors and whether the family will be living in the house, and we check access before we visit.

To book, send photos on WhatsApp at +971 55 209 9785 or use the quote form. The photos that help most show each wet room from the doorway, the ceiling below it, the roof edge or the terrace drains, the corners of the facade, the staircase void and your designer's finish schedule if you have one. We reply with what the photos let us price and what needs the inspection first.

Questions

Frequently asked questions about villa renovation in Dubai

How much does a villa renovation cost in Dubai?

There is no honest single figure, because a villa renovation can mean anything from a repaint and two bathrooms to every surface in the house. The price follows the number of wet rooms, the roof and exterior area, the condition of the base and the finishes you choose. We quote in writing after the AED 100 inspection, before 5% VAT, and list the work by phase and room.

How long does a villa renovation take?

Duration is set by the scope, the cure time of each membrane, the weather for roof and exterior work, the rooms the family must keep using and the hours the community allows. Any number of days given before the survey would be a guess. The written quote sets out a programme, phase by phase.

Can we live in the villa during the renovation?

Often yes, if the phases are planned for it. The plan keeps a bedroom and a bathroom out of the work throughout, takes wet rooms one at a time and starts in the wing you can empty. Some owners move out for the wet-room phase. See staying in the villa above.

Do I need permission to renovate my villa?

Usually from the community or master developer, as a no objection certificate, and from your landlord if you rent. Work that changes structure, layout or services can need an authority permit as well. We deal with building paperwork, including NOCs where a building requires them, and we tell you what your community asks for. This is general guidance, not legal advice.

Do you do structural work, extensions, plumbing or electrics?

No. Our trades are the finishing ones. Building work, new openings, plumbing, electrics, AC and joinery come from other firms, and we settle the order with them. Once their stage is finished, we waterproof, tile, board, paint and finish.

Can we renovate one floor or a few rooms now and the rest later?

Yes. Do the roof and the wet rooms first, because everything else depends on them, and take the rest in whatever order your budget allows. Tell us at the survey and the written quote can list each phase as its own section.

Do you waterproof the roof and terraces as part of a villa renovation?

Yes. Roof, terrace and balcony waterproofing is part of our waterproofing service, and each membrane is tested before any finish covers it. See roof waterproofing for the method.

Can you renovate the villa facade?

We repair and refinish it: cracks, hollow render, failed sealant and paint. We do not replace cladding, windows or glazing. If your community restricts changes to the outside, check before you alter a colour. The detail is on our exterior painting page.

Do you offer villa renovation and design, or manage the whole project?

Many firms sell villa renovation and design Dubai-wide as one service. For us they are separate jobs. We do not design villas or manage other trades' contracts, which your designer or main contractor does. We take the finish schedule, price our trades from it and run our stages in the order the sequence needs. If you have no designer, we advise on finishes within our own trades only.
