We are a painting company for homes, offices and shops. Our residential painting services Dubai-wide, and the paint services Dubai offices and shops book, cover everything from a single room to a whole villa: preparation, paint and a clean finish.

This page explains what our painting services in Dubai include, how a job runs from the first visit to handover, what moves the price, and how to compare quotes from any painting company, including ours. Landlords and agents will find a section on handover repaints. Villa owners will find one on approvals and exterior work.

The quickest way to start is to send photos of the rooms on WhatsApp at +971 55 209 9785. Photos tell us what we can price straight away and what needs a visit. A site inspection costs AED 100.

Painting services in Dubai: what we do

We provide professional painting services in Dubai, covering interior, exterior and repair-led work for homes and commercial spaces. Our residential painting services in Dubai cover apartments, villas, townhouses and rental units, and the same team handles offices and shops. The table below lists the main jobs and who usually asks for each.

Most of our residential painting services in Dubai start with a conversation about the wall rather than the colour. A wall with a hairline crack, a damp patch or flaking paint needs a different job from a clean, sound wall that only needs freshening. We separate those two kinds of work in the quote so you can see which part of the cost is repair and which is painting.

If your job is mostly tiles, floors or ceilings rather than paint, we also install tiles (tiles installation in Dubai), polish marble, build gypsum ceilings and handle waterproofing. Painting often follows those trades, and having one team across them removes the usual argument over who damaged what.

People come to us for painting services across Dubai, for painting contractors, for a painting contractor for one flat, or just for paint work on a villa. The service is the same each time: a licensed team, a written scope and a finished wall you can sign off. If you are looking for the people rather than the company, see our guide to painters in Dubai.

The same team that quotes your job paints it. We do not subcontract the painting to a third party, so the person you spoke to on WhatsApp can tell you what happened on site that day.

For commercial spaces, the short version is that the work is planned around trading hours, and we are happy to work evenings and weekends. Our commercial painting page covers that in more detail: commercial painting in Dubai.

Interior or exterior: what changes in Dubai's climate

Interior and exterior painting are different trades that happen to use the same brushes. The climate explains most of the difference.

Paint work in Dubai on exterior walls faces more sun, dust and heat than the same job indoors, so we plan the coats, the primer and the weather windows differently for each.

Outside, a wall faces strong sun for much of the year, dust and, in coastal areas, salty air. Sun fades pigment and slowly breaks down the paint film. Dust sticks to a surface and, if it is not washed off, stops new paint from gripping. Near the sea, salt on the wall has to be washed off before painting or it can push the new coat off from underneath. Exterior paint is therefore chosen for weather resistance and flexibility, and the wall is washed and checked more carefully than an interior wall.

Inside, the enemies are different: kitchen steam, bathroom humidity, cooking grease, hands on walls near doors, and the effect of air conditioning running for most of the year. A cold wall in a humid room can sweat, which is how mould starts in a bathroom corner or behind a wardrobe. Interior jobs are chosen by finish and cleanability, by how much smell is acceptable while the family stays in the home, and by how fast the room must be usable again.

Here are the practical differences between the two jobs.

InteriorExterior
Main riskStains, scuffs, humidity, smell during worksSun, dust, salt, moisture getting behind paint
Usual prepFill, sand, spot-primePressure wash, repair cracks, sealer or primer
Paint choice driven byFinish, washability, low odourWeather resistance, flexibility over hairline cracks
AccessLadders, coversLadders, scaffolding or access platforms for upper floors
Weather sensitivityLow, though humidity affects dryingHigh: wind, heat and humidity all matter

One decision follows from this. If you are planning both, do the exterior first. Dust, scaffolding contact and any plaster repairs outside can mark an interior you finished last month.

How a painting job runs, step by step

A good painting job is mostly organisation. Here is how ours runs, with typical timings for planning. Timings are for a normal-condition property with a crew working full days; a job with heavy repairs takes longer, and we say so in the quote.

Step 1: Inspection (day 0). We visit, look at wall condition, measure the walls, note anything that needs repair, and agree the colours and finishes. The inspection fee is AED 100. You get a written quote afterwards.

Step 2: Protection. Floors, windows, sockets, switches and fixed furniture are covered or masked. Furniture that can be moved is gathered in the centre of the room and covered. This takes less time than the painting but decides how clean the finished home looks.

Step 3: Repair and preparation. Cracks are opened and filled, loose paint is scraped, holes are patched and putty is applied where the surface is uneven. After the filler dries, it is sanded smooth. Section 4 explains why this step matters more than the brand of paint.

Step 4: Primer or sealer. New plaster, repaired patches and heavily stained areas get a primer or sealer so the topcoat dries evenly.

Step 5: Topcoats. Most walls need two topcoats. A dramatic colour change, for example a dark wall to white, can need an extra coat. We allow the manufacturer's recoat time between coats.

Step 6: Snagging and handover. We walk the property with you with a light held at an angle to the wall, because that is how roller marks and missed patches show up. Anything we find is corrected before we leave. The one-year workmanship warranty starts at handover.

Typical durations:

PropertyTypical duration
Studio apartment1 day
1-bedroom apartment1–2 days
2–3 bedroom apartment2–4 days
Villa interior5–8 days
Villa exterior5–10 days

Villa times increase with height, number of floors, the amount of repair, and whether the family stays at home during works. Ask us to schedule rooms in sequence if you are living in the property. We can finish one bedroom fully before starting the next, so you always have somewhere to sleep.

Preparation: what decides how long paint lasts, and when painting is the wrong fix

Paint fails for a reason. If the reason is not found and fixed, the same failure returns, usually within months. This is the part of a quote most people skip, and it is the part that decides whether you pay for the job once or twice.

Reading the wall before you paint it

What you seeLikely causeWhat we do
Fine cracks running diagonally from corners of doors or windowsNormal movement in plasterOpen the crack, fill with flexible filler, sand, prime
Wide or growing cracks, or cracks that reappear after repairStructural or ongoing movementStop. Have the building checked before painting
Bubbles or blisters under the paintMoisture or poor adhesionCut one open. If damp, find the source first
White, powdery or crystalline depositsEfflorescence: moisture carrying salts to the surfaceFix the moisture source, brush off, treat, then paint
Peeling in sheetsPaint applied over dust, grease or a sealed damp surfaceStrip back to firm surface, clean, prime
Black or green spots in corners or on ceilingsMould from humidity and poor ventilationClean with a fungicidal wash, fix ventilation or leak, then use an anti-mould paint
Brown rings on a ceilingA leak from above, past or presentFind and stop the leak. Seal the stain, then paint
Chalky residue when you wipe an exterior wallOld exterior paint breaking downWash, seal, repaint with an exterior coating

Efflorescence is worth a note. The white deposit is salt left behind when moisture travels through plaster or masonry and evaporates at the surface. Painting over it traps the problem under a new film, and the deposit pushes through again. The correct sequence is to remove the moisture source, let the wall dry, clean the salts off, then seal and paint.

When painting is the wrong fix

Three situations call for another trade before the painter:

  • Active leaks. A ceiling stain with a damp, soft or dripping centre is a plumbing or waterproofing problem. Repainting it hides the stain for a few weeks. We will tell you if the leak needs to be fixed first, and we can handle the waterproofing ourselves (waterproofing in Dubai).
  • Wet-area walls. A shower wall that has been painted when it should have been tiled and sealed will not survive. We can retile it and paint the dry wall around it.
  • Plaster that sounds hollow. Tap the wall. A hollow sound means plaster has lost its bond with the block behind it. Paint over a hollow patch cracks along the edge of the patch within a few months. The patch needs to be cut out and replastered.

When the repaint is one part of a bigger job, such as a new bathroom or new ceilings, the paint goes on last. Our home renovation page sets out the order of the trades.

What we won't do

We will not paint over active damp to meet a deadline. If the property is going back to the landlord in two days and the wall has a live leak, we will tell you what the paint can and cannot hide, and what the landlord is likely to notice. That conversation is cheaper than the redo.

Choosing paint and finish

Most paint complaints are finish complaints. The colour was right, but the finish was too shiny on an uneven wall or too matt in a hallway where children touch the walls. Here are the choices that matter.

FinishLooks likeBest forWatch out for
MattFlat, no shineCeilings, bedrooms, walls with imperfectionsMarks more easily, harder to wipe clean
Silk or satinSoft sheenLiving rooms, corridors, family roomsShows roller marks and wall flaws more than matt
Washable or scrubbable emulsionMatt to soft sheen, with a tougher filmKitchens, children's rooms, high-traffic hallwaysCosts more than basic emulsion
Anti-mould or moisture-resistantMatt to silkBathrooms, laundry areas, rooms with condensationDoes not cure a leak or poor ventilation
Gloss or semi-gloss enamelHard, shinyDoors, frames, skirting, metalShows every flaw in the surface below
Exterior weather-resistant coatingMatt to low sheenVilla facades, boundary wallsNeeds a clean, sound surface
Flexible exterior coatingMattWalls with hairline crackingNot a substitute for repairing wide cracks

The brands most commonly used in Dubai are Jotun, National Paints and Dulux, and we can work with those or with a brand you prefer. Brand matters less than product line. A premium line from one brand will beat a budget line from another, and the tin should state the product line in the quote.

Three practical points before you pick a colour:

  1. Test on the wall, not on a card. Light in Dubai is strong and changes by direction. A south-facing room makes a cool grey look warmer than it does in the shop. We will put a sample patch on the wall and you can look at it in the morning and evening.
  2. White is not one colour. There are many whites, from warm cream-based to cool blue-based. Landlords doing handover repaints tend to choose one neutral and keep it across units so touch-ups match.
  3. Ceilings are usually matt white. Dark ceilings look good in photos and are expensive to maintain in a room with a standard height. Tell us if you want something different, and we will explain what it takes to get an even result.

What painting costs in Dubai and how to read a quote

Painting services Dubai-wide are priced on the area to be painted, the condition of the surfaces, the paint product, the number of coats, the height and access, and how much repair is needed. Two quotes for the same flat can differ by a large margin without either being dishonest, because they may be pricing different jobs.

Our indicative prices

These are starting guides for a normal-condition property. The written quote after inspection replaces them as the price.

PropertyInterior painting, indicative
StudioFrom AED 400
1-bedroom apartmentFrom AED 720
2-bedroom apartmentFrom AED 1,170
3-bedroom apartmentFrom AED 1,440
Villa, 3–4 bedrooms (interior)AED 2,500 to 5,400
Villa exterior, single storeyFrom AED 7,200

Prices are shown before 5% VAT. They include the paint, the preparation materials, covering of furniture and floors, and the clean-up. Repair work beyond normal preparation is priced separately once we have seen the walls.

Why the same job gets different quotes

Published rates in Dubai are quoted in different ways, and this is the most common source of confusion. Some painters quote per square foot, some per square metre, and some by the room or flat. The area can be the floor area or the wall area, and those are not the same number.

Here is a worked example. Take a bedroom that is 4 m by 5 m with a 2.8 m ceiling. The floor area is 20 m². The four walls are 18 m of perimeter times 2.8 m of height, which is 50.4 m². Subtract a door (about 2 m²) and a window (about 2.5 m²) and you are painting roughly 46 m² of wall, plus 20 m² of ceiling. The wall area is more than twice the floor area. A rate of AED 10 per square foot of floor area and a rate of AED 10 per square foot of wall area are therefore not the same price, even though they look identical.

A quick conversion helps when comparing: 1 m² is about 10.76 sq ft.

When a quote arrives, ask which area it is based on, and what is included.

Comparing quotes line by line

Put the quotes side by side and tick each row.

CheckWhy it matters
Area basis (floor or wall) and the measured figureStops a low rate hiding a high area
Number of coatsTwo coats is normal; one coat is cheaper and looks worse
Paint brand and product line, not just "premium"Product line sets durability and washability
Preparation listed separatelyShows whether cracks, filler and primer are included
Ceilings, doors, skirting, window framesOften excluded from wall-only prices
Furniture moving and coveringA common extra charge
Cleaning and debris removalAnother common extra
VAT treatment5% on a large quote is a real sum
Payment scheduleA large deposit before work starts is a warning sign
Warranty in writingA verbal promise is hard to enforce

A quote far below the others often leaves something out. The cheapest option can also be the right one, but only when the line items match the others.

What moves the price

  • Condition. A smooth, sound wall takes less time than one with dozens of cracks and patches.
  • Colour change. Covering a dark colour with white takes more coats than repainting a similar shade.
  • Height and access. Double-height walls, stairwells and upper-storey exteriors need scaffolding or access equipment.
  • Furniture. An empty unit is quicker than a furnished one.
  • Timing. Out-of-hours and rush work usually costs more.
  • Finish. Washable and specialist coatings cost more than basic emulsion.

Painting for landlords, tenants and agents: move-in, move-out and handover

A handover repaint has a different goal from a home refresh. The aim is a clean, even, neutral finish, delivered fast, at a price that makes sense for a rental. Our approach follows from that.

For landlords and agents

Empty units can be done quickly. A crew can complete a typical apartment in one to four days depending on size, and we can work to a handover date if you have a new tenant waiting. We usually propose one neutral colour and finish across your units, which makes future touch-ups a matter of opening the same tin.

If you manage several units, tell us. A repeat arrangement keeps the colour, finish and quote format the same each time and makes comparing costs simple. Our page on move-out painting in Dubai covers that service in more detail.

For tenants

Before you repaint a rented unit, read the tenancy contract and ask the landlord or agent in writing what they expect at handover. Whether a repaint is your cost or the landlord's depends on your contract and on the condition at move-in, and we are not in a position to give legal advice on that. What we can do is take photos of the walls before work starts and issue an itemised invoice afterwards, so you have a record if the deposit is discussed.

Two practical tips for tenants:

  • Photograph every wall on move-in day and send the photos to your agent by message or email, so there is a dated record of marks that were already there.
  • Match the existing colour rather than choosing a new one. A tin code or a small chip scraped from the wall lets a paint shop scan a match.

Move-in repaints

If you have just bought or rented a home and want it repainted before furniture arrives, this is the cheapest time to do it. An empty home needs no furniture covering, and the crew can work through every room in sequence. Ceilings, doors and skirting can be done at the same time without moving anything.

Villa painting: approvals, access, boundary walls and gates

Painting work in Dubai villas has more variables than an apartment job: more floors, more surfaces, more exposure to weather, and in a master-planned community, rules about what you can change on the outside.

Check your community's rules before changing an exterior colour

Many villa communities in Dubai are managed by a developer or master community manager, and the community has its own rules for changes to a villa. In Emaar communities, for example, owners apply for a No Objection Certificate (NOC) through the community portal before altering a villa, and the guidelines restrict external changes that alter the look of the villas. We have not seen that guidance say whether a repaint in the same colour needs approval, so we cannot tell you. Your community guidelines or your community management team are the right place to check.

What we do: if your community requires an NOC for exterior colour changes, we can prepare the paperwork and a colour and material description for the application. Keeping the existing exterior colour usually avoids the question, but confirm that with your community before assuming it.

Villa exterior: what is on the job list

  • Washing and inspection. The facade is washed and examined before any quote becomes final.
  • Crack and plaster repair. Hairline cracks are filled with a flexible material; larger cracks are cut open and repaired.
  • Sealer or primer. Applied where the surface is chalky, new or patched.
  • Topcoats. Typically two, of an exterior-grade coating.
  • Boundary walls, gates and parapets. These weather faster than the main facade, and are usually included for a consistent finish.
  • Metal and woodwork. Gates, railings and pergolas need rust treatment or sanding and a suitable primer before enamel.

Access and safety

Upper floors and double-height sections need scaffolding or an access platform. We include this in the exterior quote, not as a surprise later. Ask any painting contractor how they will reach the upper walls, and who is responsible for safety equipment. Scaffolding, suspended platforms and similar large access equipment are hired in; the painting itself is done by our own team.

Living in the villa during the work

You can stay in the villa during an interior repaint, and many families do. We ask for one room or one floor to be kept free as the working area for the next stage, and we clear and clean each room as we finish it. Smell is usually the biggest concern. Low-odour interior paint reduces it, and good ventilation does the rest.

Two-storey villa with a peach-coloured rendered facade, a dark tiled roof, arched windows, an ornate balcony railing, wrought-iron gates and a palm tree at the entrance, the type of villa exterior and boundary finish that is repainted as part of villa painting.

How to choose a painting company in Dubai

Finding a painting service in Dubai is easy; judging one is harder. There are many painting companies in Dubai, and plenty of independent painters in Dubai, from one-person operations to firms with large teams. Size is not the point. What matters is whether they will do what they quote, and whether they are there if something goes wrong. Use this checklist when looking for the best painting services in Dubai for your job. If you are searching for paint contractors near me, the answer for us is the whole city: we send a supervisor to any community in Dubai.

  1. Ask for a valid Dubai trade licence. A licensed painting company will show it on request. A company that avoids the question is a risk.
  2. Ask who will actually do the work. Some contractors take the booking and then pass the job to someone else. Ask whether the painters are the company's own employees or subcontractors, and meet the supervisor.
  3. Get the scope in writing. The quote should list rooms, surfaces, number of coats, the brand and product line, and what is excluded.
  4. Ask for a sample patch. A small test area on the actual wall shows colour, finish and quality of workmanship before the full job.
  5. Ask what happens to damaged items. Scratched floor or stained furniture is the most common complaint. A good contractor covers surfaces properly and can say what they do if something is damaged.
  6. Check the payment schedule. A small deposit, a mid-job payment and the balance after the snagging walkthrough is fair. Paying everything up front is not.
  7. Ask about the warranty. Ours is a one-year workmanship warranty, and we give the written terms on request. A good warranty covers the paint failing because of how it was applied.
  8. Ask for past work you can see. A reference that you can actually call or visit is more useful than a gallery of photos.
  9. Look at how they communicate. Replies, photos and a clear schedule before the job are a reliable preview of how the job itself will go.

A painting contractor who will answer these questions plainly is likely to do the job properly. If you are comparing a handful of painting companies in Dubai, send each the same photos and the same list of rooms so that you are comparing like with like.

Best painting services in Dubai, and how to read reviews

Whether you search for a painting company Dubai landlords recommend, the best painting company Dubai lists name or a paint service Dubai-wide, the test is the same: read the written scope first.

Lists of the best painting company in Dubai and the best painting services in Dubai rank by one platform's reviews, by advertising or by the writer's own list. Use them to collect names, then check the work.

When you read painting services in Dubai reviews, look for the details a real review mentions: preparation, the finish at the ceiling line, cleaning, timekeeping, how the company handled a problem. A review that says only "great service" tells you little. A painting services company in Dubai that welcomes comparison will show you the scope, the schedule and the warranty in writing.

Painting services Dubai: where we work

Our Dubai painting services cover the whole city. We work across Dubai, including Dubai Marina, JLT, Downtown Dubai, Business Bay, Palm Jumeirah, Jumeirah, Dubai Hills, Arabian Ranches, Damac Hills, Mirdif, JVC, Al Barsha, Emirates Hills and Al Quoz.

If you searched for painting services near me or a painting company near me or compared painting companies near me, the answer is the same wherever you are in Dubai: send us the location and a few photos on WhatsApp, and we will say when a supervisor can visit.

Ask us about out-of-hours access if your building restricts working hours. We can work evenings and weekends where the building allows it.

Questions

Frequently asked questions about painting services in Dubai

How much do painting services in Dubai cost?

The price depends on the wall area, condition, paint product, number of coats, height and access. We give indicative prices in the table above, and the quote after inspection is the figure that applies. Prices are before 5% VAT.

How often should I repaint?

Bedrooms last longest. Hallways, kitchens and children's rooms show wear first. Rental units are usually repainted between tenancies, and villa exteriors are worth inspecting every year. Fading, chalking or peeling is a better signal than the calendar.

Do I need to move out while you paint?

No. We can work room by room so the family keeps using the rest of the home. If you have asthma or young children, tell us and we will plan the order and use low-odour products.

Do you move and cover my furniture?

Yes. Furniture is moved to the centre of the room, covered, and put back. Fragile or valuable items should be removed by you beforehand.

Can you paint over mould or damp patches?

Not before the cause is fixed. We clean mould with a fungicidal wash, fix or flag the moisture source, and then use a suitable coating. If the cause is a leak, we say so before taking payment for paint.

What should I ask a painting services company in Dubai before hiring?

Ask for the licence, the paint product line, and the one thing most people forget: the name of the supervisor who will be on site each day. The rest of the checklist is in the section on choosing a company.

Do you offer professional painters for commercial work?

Yes. Our professional painters work in offices, shops and warehouses, and we can schedule around trading hours. See commercial painting in Dubai.

Which is the best painting company or painter in Dubai?

No company is best for every job. The best painting company in Dubai for you is the one that shows its trade licence, names the painters who will do the work, writes the scope and the warranty down, and lets you check past work. Use the checklist above to compare, ours included. For the best painting services in Dubai, compare quotes on the same rooms with the same inclusions. The same test finds the best painter in Dubai for your job: a good Dubai paint expert is the one whose scope, product line, timeline and warranty are written down and can be checked.

Can I choose the paint brand?

Yes. We work with the main brands sold in Dubai, including Jotun, National Paints and Dulux. Tell us if you have a preference, or we will recommend a product line that suits the room.

What is the difference between a painting company and a freelance painter?

A painting company gives you a written scope, a supervisor, a schedule and a warranty, and is responsible for the result. A freelancer can be cheaper for small jobs, but you manage the work. See painters in Dubai.
