Roof Waterproofing in Dubai: Leaks, Systems, Sealing and Choosing a Contractor

Roof waterproofing in Dubai protects the one surface that takes sun all summer and rain in the cooler months, and the one where a failure shows up inside the building as a stained ceiling, a dripping light fitting or a damp upper floor. Roof water proofing is cheap next to the damage a leak does, and a roof leak is almost never a sudden event. It starts as a hairline crack, a lifted edge or a blocked drain, and it grows every time the slab heats and cools.

Dubai Repair Pro is a Dubai LLC with its own employed waterproofing team. Our own team does the waterproofing work, and any access equipment such as scaffolding that is hired in is listed in the quote. We trace the leak, prepare the roof, apply the system, test it and stand behind it with a 1-year workmanship warranty. This page is about roofs only, so if you searched for roof waterproofing Dubai owners trust for villas and warehouses, this is the detail behind it. For bathrooms, balconies, basements, pools and tanks, see our waterproofing in Dubai hub.

The page covers how to tell what your roof needs, where roofs really leak, how roof sealing differs from full waterproofing, what suits a villa, a flat roof, a metal roof and a warehouse roof, how waterproofing and roof insulation fit together, how a job runs, and how to compare roof waterproofing companies in Dubai.

If you have a stain or a drip now, send photos on WhatsApp at +971 55 209 9785. A site inspection costs AED 100, and you get a written quote after it.

For best roof waterproofing in Dubai results, the order matters: find the leak, repair the details, apply the system, test it. Metal roof waterproofing in Dubai and warehouse roof waterproofing in Dubai follow the same order with different materials.

Signs your roof needs waterproofing

Most owners notice a roof problem from underneath. The table links what you see to the usual cause and to what we check first. Several of these signs can come from something other than the roof, so we confirm the source before quoting.

What you seeUsual causeFirst check
Brown or yellow stain on the top-floor ceilingA roof leak, often after rainRoof surface directly above, then the nearest drain and wall junction
Paint blistering or peeling on the top-floor ceilingMoisture moving through the slabMoisture readings across the ceiling; roof membrane condition
Water pooling on the roof for a day or moreFalls that no longer drain, or a blocked outletDrain outlets, screed levels, debris
Cracks in the screed or the finishThermal movement and old membrane failureCrack width, whether the crack moves, upstands
Membrane lifted, split or chalky at the edgesEnd of life, UV damage, poor detailingEdges, corners, laps, and anything fixed through the surface
Damp smell or mould in the top-floor roomsSlow leak into the ceiling voidCeiling void, insulation, pipes and the roof above
Rust streaks or dripping from a metal roofFailed laps, fasteners or sealantFasteners, side laps, ridge and gutters
Top floor much hotter than lower floorsHeat gain, which is separate from leakingInsulation, surface colour and condition

The last row matters. A hot top floor is a roof insulation question, not a leak, and the two are often confused. We cover the link between them further down.

Where roofs actually leak

A roof is a large surface, but the water gets in at a handful of weak points. Finding the right one saves you from waterproofing a whole roof when only an edge has failed, and from waterproofing the wrong area when the real fault is elsewhere.

Drains and outlets. Every outlet is a hole through the membrane. If the membrane is not lapped into the outlet properly, water runs down the outside of the pipe into the slab. A blocked outlet is worse: water stands, finds a crack and goes through. Check these first after any leak.

Parapet and wall junctions. Where the roof meets a parapet or a wall, the membrane has to turn up the wall and be finished at a height above the water level. This detail, the upstand, is the single most common failure on villa flat roofs. A membrane that stops at the floor line leaves the joint to the paint or the render, and neither is waterproof.

Penetrations. Pipes, vents, cable conduits, AC lines, solar mounts and satellite dish brackets all pass through or sit on the roof. Each needs its own sealing detail, and each is a place where someone drilled after the roof was waterproofed.

Expansion and movement joints. A slab expands in the heat and contracts at night. Where the slab is designed to move, the joint needs a flexible seal that moves with it. A rigid coating bridged over a joint will crack along that line, usually within a season or two.

Cracks in the slab or the screed. Fine, static cracks can be bridged by a flexible membrane. Wide or moving cracks need to be opened up, treated and sealed before any membrane goes on, or the crack will reopen through it.

Tile joints and old tile finishes. Many villa roofs are tiled for walking. The tile is a finish, not the waterproofing. Water goes through failed grout or cracked tiles into the layer below. If the layer below has failed, tile on top only hides the problem.

Metal roof laps, fasteners and flashings. On metal and sandwich-panel roofs, water gets in at the overlaps between sheets, at screw fasteners whose washers have perished, at ridge caps and at the flashings around openings. Sheet metal itself rarely leaks; the joints and fixings do.

Water from above the roof. Overflowing rooftop water tanks, leaking AC condensate lines and cooling equipment can wet a roof from above and look like a roof leak. We check these before blaming the membrane.

Roof sealing or full roof waterproofing?

People search for "roof sealing" and "sealing roof" when they want the leak stopped. Sometimes sealing is the right job and sometimes it is a short delay before a bigger one. The honest answer depends on the roof's condition, not on which service sounds cheaper.

Roof sealing means repairing specific defects: re-forming an upstand, replacing a sealant joint, sealing around a penetration, patching a split in a membrane or replacing perished fasteners on a metal roof. It treats the places water enters.

Full roof waterproofing means removing loose and failed material, preparing the surface and applying a continuous membrane over the whole roof, with every detail built in. It replaces the roof's waterproofing layer.

Roof conditionWhat suits itWhy
Roof under about a decade old, one or two leaks, membrane otherwise soundRoof sealing at the leak pointsThe membrane still works; the faults are local
Several leaks on the same roofFull waterproofingLeaks in many places mean the membrane has aged across the whole surface
Membrane lifted, chalky or split over large areasFull waterproofingPatches will not hold on failed material around them
Water ponds on the roofCorrect the falls and drains first, then waterproofA membrane under standing water ages quickly
Metal roof with failed fasteners and lapsResealing and fastener replacement; replace sheets if corrodedSheet is usually fine; the joints failed
Old tiled terrace roof leaking at many jointsRemove tiles, waterproof, re-tileWater is going behind the tile

We make this call after the inspection and tell you in the written quote which of the two we recommend and why. If sealing will do, we say so. A sealed repair on a sound roof costs less than a new membrane, and we would rather price the right job than the bigger one.

One warning applies to both: painting a leaking roof or a stained ceiling does not fix the leak. Paint over damp hides the stain for a few weeks. Repair the roof first, let the ceiling dry, then repaint. Our painting services in Dubai cover the ceiling repair once the roof is sound.

Roof waterproofing by roof type

Roofs differ in structure, access and the way they fail. These are the common types.

Villa and townhouse flat roofs

Most villa roofs in Dubai are flat concrete slabs with a screed laid to falls, and often a tile or paint finish on top. They carry rooftop water tanks, AC condensers, solar water heaters and satellite dishes, so they have more penetrations than any other roof type.

What goes wrong: upstands that stop short, old bitumen or cement-based coatings that have cracked, blocked outlets, and tile finishes that hide a failed layer. Because these roofs are walked on for maintenance, the membrane also needs protection from foot traffic.

What we do for waterproofing a roof in Dubai: inspect and map the leaks, clear the outlets, repair cracks, form proper upstands, apply a flexible membrane across the whole slab, detail every penetration, and test before a protective finish goes on. For villa owners, a roof job is often combined with villa waterproofing of balconies and terraces so one team and one warranty cover the lot. The villa renovation page shows why the roof comes first in a whole-house job.

Apartment terrace roofs and podium decks

On an apartment building the roof or terrace above your unit may belong to the building, not to you. If your top-floor ceiling is leaking, the first step is the building management, who may need to authorise or carry out the work. We can inspect, report the source and give you a written finding to submit. If the area is yours, for example a private roof terrace, we waterproof it directly.

Concrete roofs with old coatings

An old coating that has failed is not a base. It has to be tested for adhesion, and anything loose has to come off. Applying a new membrane over a loose coating is one of the most common reasons a second waterproofing job fails in the same place as the first.

Metal roof waterproofing

Metal roof waterproofing in Dubai covers corrugated sheet, standing-seam and sandwich-panel roofs on warehouses, workshops, farms, sheds and some villa extensions. Water finds its way in at the joints, so the work is about sealing and re-securing, not coating the whole sheet.

The usual job sequence is as follows:

  1. Inspect the whole roof from above and from inside, since a drip inside is often metres from the opening outside.
  2. Replace perished fasteners and washers, and tighten or re-fix loose sheets.
  3. Clean and prepare the laps, ridge, flashings and gutters.
  4. Seal the laps and joints with a flexible material suited to metal, and flash the penetrations.
  5. Where the sheet has corroded, treat the rust or replace the sheet, because a coating cannot bridge a hole.
  6. Where the whole roof surface needs protection, apply a coating system designed for metal, with the correct primer.

Metal expands and contracts more than concrete, which is why the materials must be flexible and why a rigid sealant used on a metal roof splits quickly. If you are comparing metal roof waterproofing contractors in Dubai, ask what material they will use on the laps and how they treat corroded sheets. A contractor who proposes to paint over rust without treating it is not solving the problem.

Warehouse roof waterproofing

Warehouse roof waterproofing has the same rules as metal roofs, with extra practical demands. The roof area is large, the building is often in use, stock may sit directly below, and gutters and downpipes carry a lot of water in a short time.

We plan warehouse roof work around the operation: inspection first to map every leak point, work in zones so the whole building does not stop, protection for stock below, and a written scope that separates repairs from full recoating. We also check gutters, valleys and downpipes, because an undersized or blocked gutter overflows into the building and looks like a roof leak. If the warehouse has a roof of insulated sandwich panels, we check the panel joints and the ridge, as well as the fasteners.

Commercial and industrial roofs

Shops, offices and light industrial buildings usually have either a concrete roof like a villa's or a metal roof like a warehouse's, and we treat them by the roof type. The extra factor is access and working hours. Tell us at the inspection what hours the building allows.

Waterproofing a roof in Dubai starts from the roof type: a villa slab, a metal roof or a warehouse roof each get a different method. Villa flat roofs are the most common request, followed by the metal roofs of workshops and warehouses.

Which systems suit a roof

Different systems suit different roofs. We choose after the inspection and write the choice into the quote. This table covers the systems used on roofs in Dubai, without brand names.

SystemBest forStrengthsLimits
Liquid polyurethane membraneConcrete flat roofs with many details and penetrationsContinuous, flexible, bridges fine cracks, forms neat upstandsNeeds a dry, clean, primed surface and a skilled applicator
Liquid acrylic roof coatingRoofs in good condition needing a reflective, protective top coatLight, reflective, easy to applyNot for roofs with standing water or serious cracking
Cementitious coatingRigid, static surfaces and some tank roofsBonds well to concreteCracks if the roof moves; not for movement joints
Bitumen sheet membraneLarge, simple roofs and new constructionProven sheets with consistent thicknessNeeds careful laps and detailing; heavy on busy roofs
EPDM or PVC single-ply sheetLarge flat roofs and warehousesLong sheets with few joints, flexibleNeeds specialist fixing and clean surfaces
Metal roof sealants and coatingsMetal and sandwich-panel roofsFlexible, designed to bond to metalSurface preparation and rust treatment are essential
Crack injectionActive leaks through cracks in slabsStops water at the crackRepairs a crack, not a failed membrane

The best waterproofing system for a Dubai roof is the one that matches the substrate, handles the movement and can be detailed around your penetrations. On most villa roofs that means a flexible liquid membrane with reinforcement at the details. On a metal roof it means flexible sealing and the right coating for metal. We explain our choice at the inspection.

Waterproofing and roof insulation

Waterproofing and roof insulation are two layers in the same roof, and they affect each other. People often ask for both together, and the order of work matters.

What each does. Waterproofing keeps water out. Insulation slows heat moving in or out, which lowers the load on air conditioning in the rooms below. Neither does the other's job. A well-insulated roof can still leak, and a perfectly waterproofed roof can still run hot.

How they interact. Insulation that gets wet stops working and can hold water against the slab. Wet insulation is a common reason a ceiling stays damp after the leak has supposedly been fixed. On many flat roofs the layers go from slab to screed, then the membrane, then insulation, then a protective finish. The membrane must be sound before the insulation covers it, because after that nobody can see it.

Heat and the membrane. A dark, exposed roof gets very hot in summer, and that heat ages a membrane and stresses it as it expands and contracts. A reflective finish or a protective layer over the membrane reduces this stress.

The order of work. Repair cracks, fix drainage, apply and test the membrane, then add insulation and the protective finish. If a roof has insulation already and the ceiling below is damp, the insulation may need to be lifted and checked for water before anything goes on top.

When you ask about waterproofing and roof insulation in Dubai, tell us whether your problem is water, heat or both. We waterproof the roof and coordinate the finish layers, and we will say plainly if your problem is heat gain rather than leaking.

Customers who search for waterproofing and roof insulation in Dubai often want one contractor for both. We waterproof the roof and coordinate the insulation layer above it, and we say plainly which of your two problems we are solving.

How a roof waterproofing job runs

Roof work follows a fixed order. Skipping a step is how the second leak appears.

  1. Inspection and leak tracing. We look at the roof surface, the upstands, the drains and the penetrations, and check the ceiling below with a moisture meter. We map suspected leak points on a sketch or photos.
  2. Written findings and quote. The quote states whether we recommend sealing or full waterproofing, the system, the details and the schedule. VAT at 5% is quoted separately.
  3. Access and protection. We agree roof access with you or the building, protect the areas below, and cover or move rooftop equipment as needed.
  4. Clearing and cleaning. We remove loose finish, debris and failed coatings, and clear the outlets. The surface has to be clean, sound and dry.
  5. Structural repair. We open and repair cracks, repair spalled concrete, correct falls where the quote includes it, and prepare the movement joints.
  6. Priming. The primer bonds the membrane to the surface. A membrane applied to an unprimed or dusty surface can lift.
  7. Details first. Upstands, outlets, penetrations and corners are built up and reinforced before the main surface, because these are where roofs fail.
  8. Main membrane. We apply the system in the number of coats the specification requires, and let each coat cure as the product requires.
  9. Flood or ponding test. On flat roofs we hold water on the surface and check the ceiling below to confirm the membrane is watertight before any finish covers it.
  10. Protection and finish. A protective screed, tile, reflective coat or walking layer goes on as agreed.
  11. Cleaning and handover. We clear the roof, walk it with you, and give you the warranty in writing.

The time depends on the roof area, the condition and the weather. We give the schedule in the written quote. Work is planned around dry days, since most systems need a dry surface to bond.

Mistakes that make roof waterproofing fail

These are the faults that make a roof that has been "fixed" before leak again.

  • Painting or coating over a leak. A coat of paint is not waterproofing. It hides damp for a short time and then peels.
  • Waterproofing over a wet or dirty surface. Moisture and dust under the membrane stop it bonding, and it blisters.
  • No upstands, or upstands that are too low. The membrane must rise up the wall and finish above standing water, with the top edge sealed.
  • Ignoring the drains. Waterproofing a roof with blocked or badly set outlets sends the water straight back into the first weak spot.
  • Bridging a moving joint with a rigid coating. The coating cracks along the joint within a season.
  • Treating the symptom. Sealing the stain's location when the water enters 3 metres away.
  • Skipping the test. A membrane that has not been water-tested is a membrane nobody has checked.
  • Insulation or tile laid over a failed membrane. The leak is now buried, and fixing it means lifting everything.
  • Drilling through the finished roof. Solar mounts, dish brackets and AC supports fixed to a waterproofed roof without resealing the holes.
  • Using one product for every roof. What works on concrete fails on metal.

What roof waterproofing costs and how to read a quote

You will see roof waterproofing prices quoted online as a rate per square metre. We do not publish one for our own work, for the same reason as on our waterproofing hub: the number depends on the roof, and a figure that ignores the details is misleading. The factors that move a roof quote are:

  • Area and access. A large roof costs more in total. A roof that needs scaffolding or special access costs more again.
  • Condition of the surface. A sound slab takes a coating. A roof with loose screed, old failed coatings and wide cracks needs preparation, and preparation is most of the labour.
  • Number of details. Ten penetrations and a long parapet cost more than a clear slab.
  • System chosen. Liquid membranes, sheets and metal roof systems have different material and labour costs.
  • Repairs outside the membrane. Falls, drains, spalled concrete and insulation are separate lines.
  • Protection and finish. A bare membrane costs less than one with a tile or screed on top, but the bare membrane may need protecting from foot traffic.

A good roof quote shows these lines separately:

Quote lineWhat it should tell you
Surface preparationWhat is removed and how the surface is cleaned
Crack and joint treatmentWhich cracks and joints, and the method
PrimerProduct type and coverage
Membrane systemThe system, the number of coats and the reinforcement
DetailsUpstands, outlets, penetrations, corners
TestFlood or ponding test and how long
Protection or finishScreed, tile, reflective coat or none
WarrantyLength, what it covers, what voids it
VATShown separately at 5%

If a quote is a single lump sum with no scope, you cannot compare it. If one quote is much lower than the rest, check which lines it leaves out. Often the missing lines are preparation, details and the test.

Warranty on a roof

Our roof work carries a 1-year workmanship warranty. It covers the application of the work we did, not leaks that come from causes we did not touch.

When you compare warranties, ask:

  1. How many years, and does it cover materials, labour or both?
  2. Does it cover the whole roof or only the area waterproofed?
  3. What voids it: drilling through the membrane, blocked drains, rooftop works by other trades?
  4. Who is responsible for repairs, and how quickly do they respond?
  5. Is it in writing, with the scope of work attached?

Be cautious about very long warranty claims with no terms. A warranty is only as good as its written conditions and the company that stands behind it. Ask to see them before you sign.

Choosing a roof waterproofing company in Dubai

There are many roof waterproofing companies in Dubai, from large contractors to small teams. Size is not the test. These checks work whether you are comparing roof waterproofing contractors in Dubai for a villa or a warehouse.

  1. Do they inspect the roof before quoting? A quote by phone for a roof they have not seen is a guess.
  2. Do they trace the leak? Ask how they will find the source.
  3. Is the scope in writing? System, coats, details, test and finish all listed.
  4. Do they name the system and explain why? A contractor who cannot say why that system fits your roof is selling a product, not a solution.
  5. Do they test the work? Ask for the flood or ponding test.
  6. Is the warranty in writing, with conditions?
  7. Are the workers employees or subcontractors? Ours are employees.
  8. Do they deal with the building? Roof access, NOCs and management approvals.
  9. Can you see similar work? Ask for photos of comparable roofs, ideally with before and after.
  10. Is VAT shown separately? It should be.

Who offers the best roof waterproofing in Dubai?

The best roof waterproofing in Dubai is the work that was inspected, specified in writing, tested before it was covered, and warranted by a company that answers the phone a year later. A brand name on a bucket does not decide it, and neither does the lowest quote. Compare roof waterproofing companies on those points, line by line. We are happy to be compared that way.

Judge the best roof waterproofing in Dubai by evidence: a leak map, the system named in the quote and a test before handover. If you want waterproofing and roof insulation Dubai suppliers often bundle together, ask whether the membrane is tested before the insulation covers it.

Care after the job and the rain season

A roof waterproofing system lasts longer when the roof is looked after, and a few simple checks are enough.

  • Keep drains clear. Check outlets and gutters before the cooler months, when rain is most likely, and after any storm.
  • Check after any work on the roof. If an AC technician, a solar installer or a satellite fitter works on the roof, check afterwards that holes were sealed.
  • Walk the roof once or twice a year. Look for lifted edges, new cracks, ponding, and debris against the upstands.
  • Keep sharp objects and heavy stored items off the membrane unless a protective layer was installed.
  • Report a new stain early. A small stain caught early is a small repair.

If you would rather not walk the roof yourself, our annual maintenance contract page explains how a yearly inspection of drains, sealants and finishes works.

Because roofs on apartments and in managed communities often need approval, tell us at the inspection who manages the building. We deal with building and community paperwork, including NOCs where a building requires them, before work starts.

Roof leak repair

If you need a roof leak repaired rather than a full roof waterproofed, say so when you contact us. A smaller job is still quoted in writing after an inspection. For urgent leaks, send photos and a short video on WhatsApp so we can tell you what we can judge remotely and when we can visit. After the roof is repaired, we can also repair the water-damaged ceiling and repaint, using the same team.

Roof waterproofing Dubai: where we work

We waterproof roofs in every community in Dubai, including villa communities such as Dubai Hills, Mirdif, Al Barsha and Jumeirah, apartment buildings in Dubai Marina, JVC, Downtown and Business Bay, and warehouses and workshops in industrial areas. If your area is not listed, we still cover it. Send the location on WhatsApp.

Questions

Frequently asked questions about roof waterproofing in Dubai

How much does roof waterproofing cost in Dubai?

The price depends on the roof's area, condition, details and the system. We do not publish a per-metre figure because it would mislead. After a site inspection (AED 100) you receive a written quote that lists preparation, details, membrane, test and finish, with 5% VAT shown separately.

Why does my roof leak after rain?

The usual causes are a failed membrane, a blocked drain, an upstand that is too low or cracked, a gap around a penetration, or, on metal roofs, a failed lap or fastener. We trace the source before recommending a repair.

Is roof sealing enough, or do I need full waterproofing?

Sealing is enough when the membrane is sound and the faults are local, such as one failed joint or one penetration. If leaks appear in several places or the membrane is lifting or chalky, full waterproofing is the lasting fix. We recommend one or the other in the written quote.

How long does roof waterproofing take?

Time is set by roof area, condition and weather. A small villa roof is a matter of days, and we give the schedule in the quote. Each coat must cure, and most systems need dry weather.

Can you waterproof over my existing roof coating?

Only if the old coating is sound and bonded. We test it. Loose or failed material is removed first, because a new membrane over a loose layer fails in the same place.

Can you waterproof a metal roof?

Yes. Metal roof waterproofing in Dubai is mainly about sealing laps, replacing fasteners, flashing openings and treating corrosion, followed by a coating suited to metal if the whole surface needs protection.

Do you do warehouse roofs?

Yes. We plan warehouse roof waterproofing around your operation, work in zones, protect stock and check gutters and downpipes as well as the roof.

Does roof waterproofing also insulate the roof?

No. Waterproofing keeps water out, and insulation slows heat. We waterproof the roof and coordinate the layers above it, and we will tell you if your problem is heat gain rather than a leak.

Is there a warranty on roof waterproofing?

Yes, 1 year on workmanship, in writing. Ask any company you compare for its warranty terms in writing too.

Who handles building approval for roof work?

We do. We deal with building and community paperwork, including NOCs where a building requires them, before work starts.
