This page explains what our villa painting services in Dubai involve, how to plan a villa job by zone, what changes outside, which coatings suit which surfaces, how long the work takes and how to compare quotes. If you plan to stay in the house while we work, there is a section on how that runs day to day. If the painting is one part of a larger job, our villa renovation page shows how the other finishing trades fit around it.

The quickest way to start is to send photos of the villa on WhatsApp at +971 55 209 9785. Photos let us price some zones, and the rest need a visit. A site inspection costs AED 100.

Villa painting in Dubai: what we do

We offer villa painting Dubai-wide as a full-house job or as separate parts, such as the exterior only, or a living area and staircase. The table sets out the main villa jobs and who usually books them.

We also offer a colour consultation if you want help choosing. Dubai villa painting often involves more decisions than an apartment job: exterior colours that suit the street, interior colours for large rooms with strong light, and finishes that survive children, pets and heat. We make those decisions with you during the inspection and put them in the written quote.

If your villa also needs new floors, wet-area work or ceilings, we install tiles (tiles installation in Dubai), build gypsum ceilings and handle waterproofing. One team across the trades means the painter is not waiting on a tiler or arguing over who damaged a wall.

The same team that quotes your job paints it. We employ our own painters and do not subcontract the painting. Scaffolding and other access equipment may be hired in, and it is listed in the quote.

Plan the job by zone

A villa is easier to plan, and easier to price, when you split it into zones. Each zone has different surfaces, different wear and different reasons to spend more or less. This table is the way we walk a villa during the inspection.

Why zones change the price

Two villas with the same number of bedrooms can cost very different amounts. A villa with double-height walls, a long stairwell and a large exterior needs access equipment and more labour than a compact one with standard ceilings. A zone list also protects you from vague quotes: a quote that says "villa interior" without listing zones usually leaves some of them out.

Decide the order

If you are painting inside and out, the order matters. Do the exterior first, because dust, scaffolding contact and plaster repairs outside can mark a freshly painted interior. If you are only repainting some zones, tell us which, and we will say what to do first and which areas will be visible next to untouched walls.

A zone walk you can do yourself

Walk the villa with your phone and a torch. Hold the torch flat against each wall so the light rakes along it, and photograph anything you see: cracks, patches, scuffs, stains, blisters. Photograph ceilings near bathrooms and air-conditioning units, because those are where leaks and condensation show first. These photos give us a clearer starting point than a general description.

Villa exterior painting: exposure, access, repairs and approvals

Exterior villa painting Dubai owners commission is a different job from the interior, because the wall faces sun, dust and sometimes salty air, and because reaching the wall is half the work. Done well, it protects the structure as well as improving the look.

What the exterior faces

Strong sun fades pigment and gradually breaks down the paint film. Dust sticks to the surface and, if it is not washed off, stops new paint from bonding. Near the coast, salt on the wall has to be cleaned off before painting. Rain is rare but heavy when it comes, and water that gets behind a failing coat will lift it from the wall. The coating system is chosen for those conditions.

Cracks, parapets and joints

Hairline cracks are common in villa walls, and many are harmless movement. They still let water in once the paint has weathered. We open and fill them with a flexible material before coating. Parapets and roof edges take water from above, so we check the tops, the joints and any sealant. A parapet that leaks will damage new paint within months, so we say so if the roof edge needs attention before the walls do. We can handle waterproofing as well (waterproofing in Dubai).

Access equipment

A single-storey villa can often be reached with ladders and platforms. Two- and three-storey villas, double-height facades and high parapets need scaffolding or an access platform. We include the access equipment in the exterior quote, so it does not appear as an extra later. Ask any painter how they will reach the upper walls and who is responsible for safety.

The steps outside

Villa exterior painting Dubai-wide follows the same sequence, summarised here.

Community approval before you change the colour

Many villa communities are managed by a developer or master community manager, and the community has its own rules. In Emaar communities, for example, owners apply for a No Objection Certificate (NOC) through the community portal before altering a villa, and the guidelines restrict external changes that alter the look of the villas. We have not seen that guidance say whether a repaint in the same colour needs approval. Check your own community's guidelines before you change an exterior colour.

If your community needs an NOC, we can prepare the paperwork and a description of the colour and materials for the application. Keeping the existing colour often avoids the question, but confirm that with your community before assuming it.

For exterior painting on any building, including how to read paint failure and choose a coating system, see our guide to exterior painting in Dubai.

Exterior house painting Dubai owners often forget

Boundary walls, gates and pergolas weather faster than the main facade and are often missed. Metal gates and railings need rust treatment and a metal primer before enamel. Timber pergolas need sanding and a suitable exterior finish. If you repaint the villa and leave these, the difference shows. We include them in the zone list so the quote covers them.

Interior villa painting: finishes and sequence by room

Interior villa painting is mostly about large surfaces, strong light and daily use. The best villa wall painting Dubai owners see in finished homes starts with preparation, not paint, so the room-by-room plan begins with the wall.

Large rooms and strong light

Big rooms with large windows show every flaw. Raking light from a window exaggerates roller marks, uneven patches and filler. In these rooms we prefer a finish that hides flaws better than a high-sheen one, and we use a sample patch on the actual wall so you can see it in morning and evening light. Double-height walls are painted in one continuous pass where possible so there are no visible joins.

Sequence matters in an occupied home

We paint ceilings first, then walls, then woodwork, so drips and dust do not land on finished surfaces. If you live in the villa, we agree an order that keeps a bedroom and bathroom usable at all times. The next section covers how living in the house works.

Doors, cabinets and woodwork

Doors and frames need sanding and the right primer before enamel, or the paint chips within months. Kitchen cabinets need degreasing, sanding and a primer made for the surface, because the surface is smooth and takes grease. We paint cabinets, doors and woodwork as part of the villa job or as separate work.

Feature walls and decorative finishes

If you want a texture, a stucco effect or a metallic finish on a feature wall, we do that too. These finishes need a very smooth base and a sample, and they take longer than flat colour, so we price and schedule them separately.

Choosing paint for a villa by surface

The right coating depends on the surface and what it faces, not on the brand name. Using an interior paint outside, or a basic emulsion in a bathroom, is the quickest way to a second repaint. We work with the main brands sold in Dubai, including Jotun, National Paints and Dulux, or a brand you prefer.

Acrylic weather-resistant or flexible: how to decide

An acrylic weather-resistant coating is a good standard choice for a sound exterior wall. A flexible, elastomeric coating stretches a little, so it can bridge hairline cracks that open and close with temperature. It costs more. We recommend it when the wall has many hairline cracks or a history of cracking, and we say so in the quote. Neither coating fixes a wide or growing crack. That needs the cause investigated and the crack repaired first.

A coating is only as good as the wall under it

If the wall is damp, powdery or has failing old paint, the new coat will fail with it. We test for powdery old paint by rubbing a dry hand over the wall, and we look for damp, salts and hollow areas. If we find them, the quote includes the repair work first.

How a villa painting job runs, with timings

A villa job runs in the same order each time. The timings depend on the size of the villa, the access, the amount of repair and whether the family stays at home.

Step 1: Inspection. We walk the villa, look at every zone, measure the walls, note repairs and agree colours and finishes. The inspection fee is AED 100, and you get a written quote afterwards.

Step 2: Protection. We cover or mask floors, staircases, windows, sockets, fittings and fixed furniture, and gather movable furniture under covers.

Step 3: Preparation and repair. We fill cracks, scrape loose paint, repair hollow plaster, apply putty and sand the surface.

Step 4: Primer or sealer. New plaster, patched areas and stains get a primer or sealer first, so the topcoat dries evenly.

Step 5: Application. Most walls need two topcoats. We use rollers and brushes inside, and spray application on large flat exterior areas where it suits the surface.

Step 6: Snagging and handover. We walk the villa with you with a light held flat against the walls, and we correct what we find before we leave. The one-year workmanship warranty starts at handover.

Typical durations:

JobTypical duration
Villa interior5–8 days
Villa exterior5–10 days

A villa with several floors, many repairs, decorative finishes or an occupied house takes longer, and the quote states the schedule. Weather affects exterior work, because manufacturers set conditions for application. We follow the product's instructions, and we may reschedule days that are unsuitable.

Living in the villa during the work

You can stay in the villa while we paint it, and most families do. The practical rules are simple, and they decide how comfortable the week is.

  • Room by room. We finish one room before starting the next, so you always have somewhere to sleep.
  • A clear working area. We ask for the next room or floor to be cleared in advance.
  • Low-odour products. Interior paint with low odour keeps smell down. Good ventilation does the rest.
  • Pets and children. Keep them away from the working area, from wet paint, and from open paint tins and ladders.
  • Daily clean-up. Dust sheets are tidied, debris is removed and floors are cleaned at the end of each day.
  • Valuables. Remove fragile and valuable items from the rooms before we start.
  • Access. Tell us about security passes, parking, lift booking and the working hours your community allows.

We follow the working-hour rules of your community. If it allows weekends or early starts, we can use them to shorten the schedule. If it does not, we plan around it.

Doing the exterior while you are away

If you can leave the villa for a few days, the exterior is a good moment, because there is less to protect and no one is in the way of scaffolding. For the interior, a vacant villa is quicker, because we can work across rooms in parallel, and we do not need to move furniture back and forth.

Villa painting cost in Dubai and how to read a quote

Villa painting in Dubai is priced by area, condition, access and finish. A low villa quote may cover two coats of basic emulsion on sound interior walls, while a high one adds scaffolding, exterior coatings and repairs. They are not the same job.

Our indicative prices

These are starting guides for a villa in normal condition. The price you pay is the written quote after the inspection.

Villa jobIndicative price
Interior, 2 bedroomsAED 1,800 to 3,150
Interior, 3 bedroomsAED 2,500 to 4,050
Interior, 4 bedroomsAED 3,150 to 5,400
Interior, 5 bedrooms and largerQuoted after inspection
Exterior, single storeyFrom AED 7,200, or AED 16 to 25 per m² of wall area
Exterior, two storeys and aboveQuoted after inspection, including access equipment

Prices are shown before 5% VAT and include the paint, the preparation materials, covering of floors and furniture, and the clean-up. They do not include repair work beyond normal preparation, which is priced separately once we have seen the walls.

Why quotes for the same villa differ

The area is the first reason. Some painters measure floor area, some measure wall area, and some quote per room or per bedroom. Wall area is usually more than twice the floor area of a room, so a rate per square foot of floor and a rate per square foot of wall are not comparable. One square metre is about 10.76 square feet, which helps when a rate is in the other unit.

Scope is the second reason. Ceilings, doors, skirting, gates, parapets and the access equipment for upper floors are often left out of cheap quotes and added later.

What moves the price

  • Size and storeys. More floors mean more access work.
  • Condition. Many cracks and patches take more time than a sound wall.
  • Colour change. Going from a dark shade to white, inside or on the facade, takes extra coats.
  • Finish. Washable, anti-mould and flexible exterior coatings cost more than basic emulsion.
  • Access. Double-height walls, stairwells and upper-storey exteriors need equipment.
  • Furniture. An empty villa is quicker than a furnished one.
  • Timing. Evening work, weekend work and short deadlines usually cost more.
  • Decorative work. Textured and metallic finishes are priced separately.

When to repaint a villa

Repaint when the paint shows a problem, not just when the calendar says so. Fading, chalking, peeling, cracks and stains are better signals than a date. Some situations also make the decision for you.

Signs the exterior needs attention

  • Chalky powder on your hand when you wipe the wall.
  • Colour that has faded unevenly, especially on sun-facing walls.
  • Hairline cracks that have grown or spread.
  • Peeling or blistering, particularly near the base of walls and under parapets.
  • Rust streaks from railings or fixings.
  • Green or black growth in shaded corners.

Signs the interior needs attention

  • Scuffs and marks that do not wipe off.
  • Stains on ceilings or walls, which may point to a leak.
  • Cracks at the corners of doors and windows.
  • Colours that no longer suit the furniture or the family.

Seasons and timing

If your schedule allows, plan exterior work for cooler months, because paint instructions set temperature limits for application, and very hot or windy conditions make it harder to apply evenly. Interior work can happen at any time, but it is quickest in an empty villa, between tenancies, or while you are away.

Tenants, sales and rentals

For a rental villa, a repaint between tenants in one neutral colour makes touch-ups easy. We handle repeat arrangements for landlords and agents, so the colour, finish and quote format stay the same each time. For a villa that is about to be sold, fresh paint, cleaned exterior walls and repaired cracks make the property look cared for in photos and viewings. We do not promise a particular effect on the sale price.

Annual maintenance

If you would rather keep the finish in good shape than repaint every few years, we offer annual maintenance for villas: a scheduled inspection, touch-ups and notes on what needs attention. Ask us about it when you request your quote. For what a yearly visit looks at outside the house, see our annual maintenance contract page. Our home maintenance page has a section on villas that looks at the roof, terraces, facade and boundary walls alongside the paint.

How to choose a villa painting company in Dubai

A villa painting service in Dubai is easy to find and harder to judge. The best villa painting company in Dubai for your house is the one that can explain the job zone by zone, put it in writing and show you how it will reach the upper walls. Use this checklist when you compare villa painting experts Dubai-wide, including us.

  1. Check the company. If you are searching for villa painting services LLC Dubai, you are really asking whether the company is registered. Ask for the trade licence and the company name on it.
  2. Ask who will do the work. Some contractors take the booking and hand the villa to subcontractors. Ask whether the painters are employees, and meet the supervisor.
  3. Ask how they will reach the upper walls. For two storeys or more, the answer should name scaffolding or an access platform, and say who is responsible for safety.
  4. Ask what they do about community approval. If your community requires an NOC for colour changes, a good company explains the process.
  5. Ask for the zone list. The quote should list interior and exterior zones, boundary walls, gates, ceilings and woodwork.
  6. Ask about preparation. Cracks, hollow plaster and damp should be dealt with before painting, not painted over.
  7. Ask for a sample patch, on the exterior too. Colour and finish change with the light, and a facade in full sun looks different from a card in your hand.
  8. Check the payment schedule. A small deposit, a stage payment and a final payment after the snagging walk is fair; full payment up front is not.
  9. Ask about the warranty. Ours is a one-year workmanship warranty, and we give the terms in writing on request.
  10. Ask to see finished villas. A reference you can call or visit is more useful than a gallery of photos.

If you are shortlisting top villa painting contractors Dubai-wide, send each the same photos and the same list of zones, so you compare like with like. A villa painting company in Dubai should answer these questions plainly before any money changes hands.

Villa communities we cover

Our villa painting service Dubai-wide covers every community. We work across Dubai, including Arabian Ranches, Emirates Hills, Dubai Hills, Damac Hills, Jumeirah, Al Safa, Al Barsha, Mirdif, Palm Jumeirah and JVC.

If you searched for villa painting services near me, the answer is the same wherever your villa is: send us the location and photos on WhatsApp, and we will tell you when a supervisor can visit.

Many communities have rules on working hours, vehicle access, scaffolding and noise. Tell us the community when you contact us, and we will plan around its rules.

How to get a villa painting quote

Villa quotes depend on the zones and the exterior, so send these details to +971 55 209 9785:

  1. The community or area, and whether the villa is occupied or empty.
  2. The number of bedrooms and floors, and any double-height areas.
  3. Photos of each zone, including cracks, stains, peeling and the exterior from the street.
  4. What you want painted: interior, exterior, boundary wall, gates, ceilings, woodwork, cabinets.
  5. Your preferred dates, and any deadline such as a move-in or a tenant handover.
  6. Community rules: working hours, scaffolding permissions, vehicle access.

From the photos we say what we can price and what needs inspection. The site inspection costs AED 100. The written quote after the visit lists the zones, the paint product line, the price before VAT, the schedule and the warranty terms.

Questions

Frequently asked questions about villa painting in Dubai

How much does villa painting cost in Dubai?

The price follows the villa's size, number of floors, condition, finish and access. For villa painting services Dubai owners compare, our indicative prices are in the cost section, and the written quote after inspection is the figure that applies. Prices are before 5% VAT.

Do you paint the inside and the outside in one job?

Yes, or either on its own. If you want both, we do the exterior first so that dust and repairs outside do not mark the new interior.

Can you paint the boundary wall and gates?

Yes. Boundary walls, metal gates, railings and pergolas are part of our villa work, and they are listed in the quote as separate lines.

Do I need permission before changing my villa's exterior colour?

Often yes, but your community decides. Many communities require approval for exterior changes, and some publish colour guidelines. We can prepare an NOC application for you, but your community decides.

Do you work in a villa where the family is living?

Yes. We work room by room, keep one bedroom and bathroom usable, and clean up each day. Keep pets and young children away from the working area.

Can you paint kitchen cabinets and doors?

Yes. Cabinets and doors need degreasing, sanding and the right primer, so we quote them as separate lines.

Do you offer decorative finishes?

Yes, including textures, stucco and metallic effects on feature walls. We price and schedule them separately, and we make a sample first.

Can I choose the colour and the brand for my villa?

Yes. In a villa, ask for the colour and the brand to be named per floor and per room in the quote, because stairwells and double-height walls often use a different product from the bedrooms. We work with Jotun, National Paints and Dulux, and we paint a sample patch before you commit.

Do you work weekends or early mornings?

Where your community's rules allow it, yes. Where they do not, we plan the schedule around the permitted hours.

Do you offer maintenance after the repaint?

Yes. Our annual villa maintenance includes a scheduled inspection and touch-ups. Ask for the details with your quote.

Which are the best villa painting services in Dubai?

The best villa painting services in Dubai give you a written zone list, a named supervisor, the paint brand and finish, and a warranty. Compare those, not the headline price.

Are there cheap villa painting services in Dubai?

Yes, but a very low price usually leaves out preparation, access equipment or the exterior. Compare scopes line by line.

What should villa painting services in Dubai include?

Painting services Dubai villa owners should expect list the zones: interior, exterior, boundary walls, gates and ceilings, with access equipment and approvals.

Who is the best villa painting in Dubai?

Best villa painting in Dubai means the company whose earlier villa work you can inspect. Ask for photos of similar villas.
