Move Out Painting in Dubai: Repaint Your Rental Before Handover

Dubai Repair Pro is a Dubai LLC with its own team of painters. We repaint rented apartments, townhouses and villas before the tenant hands the keys back, and we repaint empty units for landlords between tenants. The job is fast, the unit is empty, and the deadline is fixed, so the plan matters more than the paint.

This page is for tenants who are about to leave and landlords who are about to re-let. It explains whether you need to repaint, when to book, what we paint, how we match the original colour, what a move-out repaint costs compared with a deduction, how the job runs and what the building will ask for. For a repaint while you are still living in the home, our house painting and apartment painting pages cover that. For help choosing a crew, see painters in Dubai.

The quickest way to start is to send photos of the unit on WhatsApp at +971 55 209 9785, with your handover date. Some units we can price from photos, and others need a visit. A site inspection costs AED 100.

Move out painting services in Dubai: what we cover

We offer move out painting in Dubai as a full repaint of an empty unit, as a touch-up when the unit is in good condition, and as a landlord re-let repaint between tenants. The table below shows the main move-out jobs and who usually asks for each.

JobWhat it coversWho usually asks
Full move-out repaintWalls and ceilings in every room, with doors, frames and skirting if you include themTenants handing back an apartment, townhouse or villa
Touch-up onlyScuffs, marks, nail holes and small repairs, with spot painting to the wall's natural breaksTenants whose unit is in good condition
Original-colour restorationPainting back to the landlord's colour after a colour changeTenants who repainted during the tenancy

Multi-unit jobsSeveral units painted to one specificationLandlords, agents and property managers
Ceilings, doors and woodworkCeilings, internal doors, frames, skirtingAnyone whose handover list includes them

The same team that quotes your job paints it. We employ our own painters and do not subcontract the painting.

We can also arrange a deep clean through a cleaning partner for the day after the painting, so the unit is ready for the check-out inspection in one plan.

Do you have to repaint before you move out?

Your tenancy contract and the condition of the walls decide whether you have to repaint, and the landlord decides what counts as acceptable. There is no fixed rule that says every tenant must repaint, and there is no fixed rule that says none must.

What the contract says

Read the clause on handover condition. Tenancy contracts differ: some require the unit to be returned in the same condition, some require the tenant to repaint, and some require repairs beyond normal wear and tear. A clause that says "original condition" or "as received" may be read to include paint, so ask your landlord or agent what they expect. Check yours for the words repaint, repair, same condition and wear and tear.

Wear and tear versus damage

Reasonable wear and tear is normal use over time: light fading, faint scuffs, minor marks. Damage is more than that: holes, gouges, stains, marker, mould from poor care and a colour change you made without permission.

The law does not define either term, and the amount deducted from the deposit is at the landlord's discretion. That is why photos and a written record matter. Ask the landlord to define wear and tear in writing, and keep check-in and check-out reports.

Why people repaint anyway

Repainting before handover is the usual advice, because paying a painter yourself is often cheaper than accepting a deduction the landlord sets. A repaint also removes the argument: a clean, even finish leaves little for the landlord to dispute.

When you may not need to

If the walls are in good condition with only faint marks, a touch-up may be enough. If you repainted during the tenancy with the landlord's permission and the colour has not changed, you may not need to repaint at all. Check your contract, ask the landlord or agent in writing, and decide with the facts in front of you.

What we do not claim

We do not decide what the landlord will accept, and we do not tell you what your contract means in law. We tell you what is on the walls, what we would do, and what it costs, so you can decide. If there is a dispute about your deposit, the process is separate and sits with the authorities, not with us.

Your move-out timeline, from notice to keys

A move-out repaint works best when it is planned backwards from the handover date. Book the painter a couple of days before the handover inspection and clean the day after painting. We use the same order, with more lead time for a tight schedule.

WhenWhat to do
4 weeks before handoverRead your contract's handover clause. Photograph every wall. Ask the landlord or agent what condition and colour they expect, in writing.
3 weeks beforeSend us photos and your handover date on WhatsApp. We tell you what we can price from photos and book an inspection if needed.
2 weeks beforeInspection, written quote and the building's work permit request. Confirm lift booking and access hours.
1 week beforeConfirm the schedule and the key handover to our crew. Clear furniture from the walls if you are still in the unit.
2–3 days before handoverThe repaint, when the unit is empty or nearly empty.
Day after paintingDeep clean, once the dust is gone and the paint is dry to the touch.
Handover dayWalk the unit with the landlord or agent. Take dated photos of every room. Get the check-out report signed if one is used.

If your handover date is closer than that, tell us when you contact us. A tight schedule often works, and we confirm it before you book.

The last-week problem

The most common mistake is leaving the repaint to the last two days. A building may need a few days to approve a work permit, and lifts may need booking. If the deep clean and the handover inspection are on the same day, there is no time to fix a snag. Book earlier than you think you need to.

What we paint when you move out

A move-out repaint covers what the landlord will look at: the walls first, then ceilings and woodwork. We list each item in the quote, so you can choose.

Walls

All interior walls, with a plain finish that matches the landlord's colour. Most landlords expect white or an off-white, and some expect the colour in the original tenancy photos.

Ceilings

Ceilings are painted if they are stained, marked or discoloured, and often when the walls are repainted, so the white matches. Stains from air-conditioning leaks are sealed before painting.

Doors, frames and skirting

Internal doors, door frames and skirting collect scuffs and fingerprints. We sand and repaint them in semi-gloss or satin if they are on your handover list.

Repairs

Before painting, we deal with the marks a landlord will ask about:

  • Nail and screw holes from pictures, shelves, TV brackets and curtain rails are filled, sanded and primed.
  • Cracks and dents are filled and sanded.
  • Marker, crayon and grease marks are sealed with a stain-blocking primer.
  • Damp and mould marks are treated, and if there is a leak, we tell you, because that is a repair for the landlord.

What we leave alone

We do not paint over fixtures, fittings, tiles, glass or the landlord's furniture. We do not repaint areas the landlord has not asked for if you prefer a limited job. We do not claim to fix structural problems or old defects that were in the unit when you moved in. If a mark was there at check-in, show us the check-in photo.

Balconies, wardrobes and kitchens

Balcony walls and ceilings, built-in wardrobes and kitchen cabinet doors are painted when they are on the handover list or need it. They are quoted as separate lines.

Empty room with soft pink-beige painted walls, white cornice and skirting, a window and a glazed door to a balcony over a wood-effect floor, showing walls, ceiling edges and frames repainted evenly in an empty unit.

Matching the original colour

If you repainted during your tenancy, or the landlord expects a specific colour, the new paint has to match what was there. A colour that is slightly off reads as damage.

Find the original colour

  1. Ask the landlord or agent for the colour reference. Many landlords use one standard white across their units.
  2. Look at the check-in photos. The tenancy file often has them.
  3. Find a hidden patch. Behind a wardrobe, inside a cupboard or behind a door, the original paint may be unfaded.
  4. Send us a photo and a small sample. We match as closely as a wall allows.

Sample patch

We paint a sample patch on the wall in the real light, and you can show it to the landlord before the whole unit is done. Colour looks different under daylight, evening light and artificial light, so check it at different times.

When the colour is unknown

If the landlord does not know and no reference exists, a standard white or off-white is the usual choice. We recommend asking the landlord to approve the colour in writing, even with a message. A written yes removes the argument at handover.

Why fading matters

Paint fades unevenly. A wall near a window fades faster than one in shade. If you repaint a single wall to match a faded neighbour, the new wall can look brighter. When that is likely, we paint to natural breaks such as corners and ceiling lines, or we recommend repainting the full room so the colour is even.

Repaint or take the deduction?

A repaint costs money now. A deduction costs money later, set by someone else. Compare both before deciding.

What the comparison looks like

How to decide

Ask yourself three questions. Does your contract require repainting? Are the walls in a condition the landlord will accept? Is the price of a repaint lower than the deduction you expect? If the answer to the first or second is yes, a repaint is usually the lower-risk choice. If all three are no, a touch-up or nothing may be enough.

How to ask the landlord

Write to the landlord or agent before you book. Say what you plan to do, the colour you will use and the date. Ask them to confirm in writing. If they ask for a different finish, you know before you spend. Keep the reply.

A written handover

After the repaint, we send photos of the finished unit with the date, which you can show the landlord or agent. A check-out report with photographs, done with the landlord or agent present, is the strongest record you can have.

How a move-out repaint runs

An empty unit is quicker than an occupied one, and the job follows a simple order.

Step 1: Inspection. We walk the unit, check every wall, measure the area, note repairs and agree the colour. The inspection fee is AED 100, and a written quote follows.

Step 2: Building approval. We tell you what the building needs, and prepare the work permit request and lift booking with you.

Step 3: Protection. Floors, fittings, sockets and fixed items are covered or masked.

Step 4: Repairs and preparation. Nail holes, cracks and dents are filled and sanded, stains are primed and loose paint is scraped.

Step 5: Painting. Ceilings first, then walls, then woodwork, with two coats on most walls, so the finish is even.

Step 6: Snagging and handover. We walk the unit with you, correct what we find and clear up. The one-year workmanship warranty starts at handover.

Typical durations

UnitTypical duration (empty)
Studio1 day
1BHK1 day
2BHK1–2 days
3BHK2–3 days
VillaSeveral days, quoted after inspection

These times are shorter than the ones on our apartment painting page because there is no furniture to move or cover. A unit with many repairs, a dark-to-light colour change or a textured wall takes longer. The quote states the schedule.

A fast turnaround

If your handover is close, we offer a next-day or two-day turnaround for apartments in normal condition, where the building allows the hours. Tell us the date when you contact us, and we confirm whether it is possible before you book. A short deadline can add to the price, and the quote says how.

Drying and cleaning

Paint is dry to the touch within hours, but it keeps curing for days. We plan the clean for the day after painting, and we ask the cleaners to avoid scrubbing fresh walls. We give the product's guidance at handover.

Painting an empty unit: access, building rules and keys

An empty unit makes painting quicker. It also makes the building's rules the main thing to organise, because nobody is there to meet the crew.

Work permits and approvals

Most towers require a work permit or access form for contractors, and the requirements differ by building. Some ask for a copy of the trade licence and the names of the workers. Tell us the building name when you contact us. We tell you what we need from you and prepare the paperwork with you.

Lifts, loading bays and parking

Paint and equipment have to reach your floor. Many buildings require lifts to be booked and protected, loading bays reserved and parking arranged. We ask about this at the start and plan the delivery around it.

Working hours

Buildings set the hours when noisy or dusty work is allowed. We follow them. Where the building allows weekends or evenings and approves it, we use them to shorten the schedule.

Keys and access

If you are not present, we can take the keys from you for the duration of the job and hand them back at the end. We record who holds the keys and when. If the keys belong to the landlord or the building, we agree the handover with them.

Security and the crew

The crew signs in at the building, and some buildings issue temporary passes. We give the security desk the names in advance.

Utilities

Painting needs light and, in summer, air conditioning. If the electricity or water has already been disconnected, tell us. We can work with a temporary arrangement, and we say what we need in the quote.

Move out painting cost in Dubai

The cost of move out painting in Dubai follows the wall area, the condition of the walls and what is on the handover list. An empty unit in normal condition is the simplest job and the cheapest.

Our indicative prices

These are starting guides for an empty unit in normal condition, with interior walls and ceilings. The final price is whatever the written quote says after the inspection.

Prices are shown before 5% VAT. They include the paint, the preparation materials, covering of floors and fittings, and the clean-up. Repair work beyond normal preparation is priced separately once we have seen the walls.

What moves the price

  • Size. More walls, more paint and more time.
  • Condition. Many holes, stains and marks add preparation.
  • Colour. Covering a dark colour with white takes extra coats.
  • Scope. Ceilings, doors, frames, skirting, wardrobes and balconies are separate lines.
  • Timing. A next-day turnaround or out-of-hours work usually costs more.
  • Building requirements. Permits and restricted hours add time.
  • Number of units. Several units on one specification can be quoted as a package.

If you are the landlord: re-letting repaint

A unit that sits empty costs rent. A landlord or agent usually wants the shortest route from keys back to a new tenant.

Between tenants

We repaint empty units quickly, with a written schedule and a handover walk. We match your standard colour so every unit looks the same, and we keep the reference on file.

Several units

If you manage several units, we quote them as one package with one specification, one product line and one schedule. Bulk and repeat work is priced after inspection, and the quote lists each unit. Our property maintenance page covers looking after the finishes of a rented portfolio.

Deductions and disputes

If a tenant has left the unit marked, a repaint at a market price, supported by a written quote and dated photos, is a clearer record than an estimate. We provide a written quote and a before-and-after photo set on request.

What to tell us

For each unit: the building, the size, the handover date, the colour standard, any repairs you know about and any building rules. We reply with a price and a date.

How to choose a move out painting company in Dubai

A move-out painter in Dubai has to be quick, and your handover date will not move. Speed is not the only test. Use this checklist when you compare move-out painting services in Dubai, including ours.

  1. Check the company. Ask for the trade licence and the company name on it. Your building may ask for a copy too.
  2. Ask who will be in the unit. Some contractors take the booking and hand the job to others. Ask whether the painters are employees.
  3. Ask about the schedule. The company should commit to dates that fit your handover, and say what happens if the building delays access.
  4. Ask about the building paperwork. A good company tells you what the building will ask for and prepares it with you.
  5. Ask how the colour will be matched. A sample patch is the minimum.
  6. Ask for the room list. The quote should list every room and say whether ceilings, doors and skirting are included.
  7. Ask about repairs. Holes, cracks and stains should be filled and primed, not painted over.
  8. Ask for the product name. "Premium paint" is not a product. Ask which named line will go on the walls.
  9. Check the payment schedule. A small deposit and a final payment after the snagging walk is fair; full payment up front is not.
  10. Ask about the warranty. Ours is a one-year workmanship warranty, and the terms are in writing on request.

If you are comparing quotes, send each company the same photos and the same handover date, so you compare like with like.

Move out painting services in Dubai and move-in painting services in Dubai are the same trade for different moments. Tenants repaint before handover. New tenants and owners repaint before they move in. We offer both, and we work to the handover date.

Move out painting services Dubai landlords ask for, and move-in painting services Dubai tenants book, are the same crews working to different deadlines.

Move out painting Dubai: where we work

  2. The building and area, and whether the unit is empty.
  3. The size: studio, 1BHK, 2BHK and so on, or villa.
  4. Photos of each room, including marks, holes, stains and damp.

Questions

Frequently asked questions about move out painting in Dubai

How much does move out painting cost in Dubai?

The price follows the unit's size, condition and the handover list. Our indicative prices start at AED 270 for a single room, AED 400 for a studio, AED 720 for a 1BHK and AED 1,170 for a 2BHK, before 5% VAT. Your written quote after the inspection gives the exact price.

Do I have to repaint when I move out?

Your tenancy contract and the condition of the walls decide it, and the landlord decides what is acceptable. Check the handover clause, ask the landlord in writing and keep the reply. We tell you what we would do and what it costs, and you decide.

How long does a move-out repaint take?

A studio or 1BHK takes about a day, a 2BHK one to two days and a 3BHK two to three days, for an empty unit in normal condition. A villa takes several days. The quote states the schedule.

When should I book the painter?

Ideally two to three weeks before handover, and no later than a week before, because the building may need time to approve a permit. If your date is closer, tell us, and we confirm whether it is possible before you book.

Can you match the original colour?

We match it as closely as the wall allows, from the landlord's reference, a photo or a patch of unfaded paint. We paint a sample patch so you can show it to the landlord before the whole unit is done.

Do you do a touch-up instead of a full repaint?

Yes. If the unit is in good condition, we fill holes, spot-paint marks and blend them to the wall's natural breaks. We tell you at the inspection whether a touch-up will look even.

Can you paint when I am not at home?

Yes. We can take the keys for the duration of the job and return them at the end, and we record who holds them. We also coordinate with the building for access.

Do you coordinate with the building?

Yes. Give us the building name and we find out what it needs. We prepare the work permit request and the lift booking with you, and keep to the building's working hours.

Do you work for landlords and agents?

Yes. We repaint empty units between tenants, and quote several units as a package with one specification. Send us the buildings, sizes and dates.

Do you work weekends and evenings?

Where the building allows and approves it, yes, and a handover deadline is a good reason to ask. Some buildings fix their working hours, and we follow them. Tell us the handover date and we plan backwards from it.
