This page is for people who are planning to repaint a house and want to know how the job works before they ask anyone for a price. It explains what our house painting services in Dubai cover, how to plan a repaint room by room, how to choose colours and finishes for a Dubai home, whether you should paint the house yourself or hire a painter, what the work costs, how long it takes and how to live at home while it happens.

The quickest way to start is to send photos of your home on WhatsApp at +971 55 209 9785. Some rooms we can price from photos, and others need a visit. A site inspection costs AED 100, and a written quote follows.

House painting services in Dubai: what we cover

We offer house painting in Dubai for homes of every size, as a full repaint or as separate parts such as the bedrooms only, or the living area and hallway. The table below lists the main jobs and the owners who usually book each one.

For coatings, paint failure and access on any exterior, see exterior painting in Dubai. If your home is a villa and the outside is the main job, the villa painting page covers exterior access, community approvals and boundary walls in more detail. If you want a broader view of everything we paint, see our painting services in Dubai.

We also offer a colour consultation. Many people who search for home painting services in Dubai know they want a repaint but do not yet know what colour or finish. We make those choices with you during the inspection and put them in the written quote.

One team handles the surrounding trades as well. If the repaint turns up a damp wall, a failing bathroom floor or old tiles you want replaced, we install tiles (tiles installation in Dubai), and we handle waterproofing, so the painter is not waiting on someone else.

The same team that quotes your job paints it. We employ our own painters and do not subcontract the painting.

Plan a whole-house repaint, room by room

A house is easier to plan, and easier to price, when you split it into rooms and decide what each room needs. Rooms wear differently. A hallway collects scuffs, a kitchen collects grease, a bathroom collects moisture and a child's bedroom collects crayon. Treating them the same is the quickest way to overspend on some rooms and underspend on others.

Start with a walk-through

Walk the home with a pen and note, for each room, what is wrong with the walls. Look for four things:

  1. Damage. Cracks, dents, holes from shelves and TV brackets, and areas where old paint is flaking.
  2. Stains. Water marks, mould, smoke or cooking residue, and marks around switches and door handles.
  3. Colour. Whether the colour still suits the room, or whether you want a change.
  4. Surface. Whether the wall is smooth, textured or already has a special finish.

Take photos as you go. They are useful for your own planning, and they are what we ask for when you message us on WhatsApp.

What each room needs

RoomWhat wears itWhat we recommend
Living and dining areasSunlight, scuffs, furniture contactA washable matt or low-sheen finish that hides small wall imperfections
KitchenGrease, steam, frequent wipingA washable, scrubbable finish, with the walls degreased before painting
BathroomsMoisture, condensation, mouldA moisture-resistant or anti-mould paint, plus a check that the ventilation works
BedroomsLight wear, bed-head marksA soft matt finish; the room is also the easiest to colour-change
Children's roomsMarker, fingerprints, scuffsA washable finish, and a plan to touch up rather than repaint
Hallways and stairwellsLuggage, shoes, hands on the wallA tougher, more washable finish at hand height
CeilingsDust, stains from leaks, nicotine or cooking hazeA flat white ceiling paint after any stain has been sealed
Doors and woodworkHands, knocks, sun on the framesA semi-gloss or satin paint, after sanding

Do the ceilings, doors and trim at the same time

When you repaint the walls only, the ceilings and doors start to look tired next to them. We recommend including ceilings, doors, frames and skirting in a whole-home repaint if the budget allows, and we price them as separate lines in the quote so you can see what each adds. Painting them in the same visit also means the home is only disrupted once.

Ceilings are painted first, then walls, then woodwork, so that drips from above do not land on finished work below. That order is built into how we schedule the job.

Decide the order of the rooms

If you are staying in the house, the order matters as much as the colours. A sensible order is:

  • Start with the rooms you can empty most easily, such as a spare bedroom.
  • Move to bedrooms next, so your family always has somewhere to sleep.
  • Do the kitchen and living areas when the weather lets you open windows.
  • Finish with hallways and entrances, which see the most traffic.

If you are moving out, or the home is empty, the order is simpler: all rooms in parallel, ceilings first. An empty home is quicker and usually cheaper, because the crew does not have to move furniture back and forth.

Choosing colours and finishes for a Dubai home

Colour is the decision people spend the most time on, and the one most likely to look different on the wall from the way it looked on the card.

Light changes colour

Dubai homes get strong, bright light, and the same colour looks different in a south-facing living room and a north-facing bedroom. Strong daylight can make a mid-tone look lighter and a cool grey look colder. Artificial light after sunset changes it again. That is why we paint a sample patch on the real wall before you commit, and why we suggest you look at it in the morning, at midday and in the evening.

Light colours and dark colours

White and light neutrals reflect light and make a room look larger. They also show marks sooner, which is one reason a washable finish matters. Dark colours hide marks but take more coats to cover, and covering a dark wall with a light colour later takes more coats still. If you are choosing a dark colour for one feature wall, plan for that cost when you compare quotes.

Matt, satin or gloss

The finish affects both the look and how the wall wears.

  • Matt hides wall imperfections and gives a calm look. It is the usual choice for living areas and bedrooms. Washable matt paints are available for busy rooms.
  • Satin or low-sheen is easier to wipe clean and works in kitchens, hallways and children's rooms.
  • Semi-gloss and gloss are used on doors, frames and skirting, where wiping and knocks are common. Gloss shows every flaw in the surface below, which is why sanding comes first.

Sun and fading

Walls that take direct sun through large windows fade sooner than walls in shade. Strong, saturated colours and some reds and yellows fade fastest. If your living room has floor-to-ceiling glazing, ask for a product line with good colour retention, and expect to touch up that wall first.

Ask for the product line, not just the brand

We work with the main brands sold in Dubai, including Jotun, National Paints and Dulux, or a brand you prefer. The brand matters less than the product line within it, because every brand sells a basic emulsion and a premium washable range. A quote that says "Jotun" tells you less than a quote that names the exact product.

Textured and feature walls

We paint textured walls, and we do decorative and feature finishes including stucco, metallic effects, stencils and accent walls. These are priced separately from flat colour, because they take more time and a different skill. Show us a photo of the effect you want, and we will tell you whether it suits the wall and what it adds to the price.

Paint the house yourself or hire a painter?

Many people who type "paint house" into a search box are really asking whether it is worth doing it themselves. For one room it is, and for a whole house it usually is not.

What DIY actually involves

Painting a room well is mostly preparation: moving and covering furniture, masking, filling cracks and holes, sanding, priming stains, cutting in along ceilings and corners, then two coats with drying time between them. The painting itself is the smaller part of the day.

How much paint a house takes

Wall area is usually more than twice the floor area, so there is more to cover than most people expect. Take a two-bedroom apartment with around 90 square metres of floor space. The walls come to roughly 220 to 260 square metres, and two coats double that. Most emulsions cover around 10 to 12 square metres per litre per coat, so the walls need roughly 40 to 50 litres, before ceilings and primer. Check the coverage on your tin, as it differs between products.

When DIY makes sense and when to hire

DIY suits one small room in good condition, if you have a few evenings to spare and enjoy the work.

Hire a painter when:

  • You are painting a whole home. A two-bedroom apartment can take a couple several weekends, and a crew a few days.
  • The walls need repair. Cracks, hollow plaster and stains must be fixed first, and a repair that is painted over comes back.
  • The job has high ceilings or stairwells. Working at height is where DIY accidents happen.
  • You are painting before a handover, a sale or a rental deadline.

How a house painting job runs, with timings

A job runs in the same order each time. The timings depend on the size of the home, how many repairs it needs and whether the family is living there.

Step 1: Inspection. We walk the home, check every room, measure the walls, note repairs and agree colours and finishes. The inspection fee is AED 100, and a written quote follows.

Step 2: Protection. Floors, windows, sockets, fittings and fixed furniture are covered or masked. Movable furniture is gathered and covered.

Step 3: Preparation and repair. Cracks are filled, loose paint is scraped, hollow plaster is repaired, putty is applied and the surface is sanded.

Step 4: Primer or sealer. New plaster, patches and stained areas are primed so the topcoat dries evenly.

Step 5: Application. Most walls need two topcoats, applied with rollers and brushes, with ceilings first.

Step 6: Snagging and handover. We walk the home with you with a light held flat against the walls, and we correct what we find before we leave. The one-year workmanship warranty starts at handover.

Typical durations for an occupied or empty home in normal condition:

HomeTypical duration
Studio apartment1 day
1-bedroom apartment1–2 days
2-bedroom apartment2–3 days
3-bedroom apartment3–4 days
4-bedroom apartment4–5 days
2 to 3-bedroom townhouse3–6 days
Villa, interior5–8 days

A home with many repairs, textured finishes, a dark-to-light colour change or a family living in it takes longer, and the quote states the schedule. We follow the working-hour rules of your building or community, and where weekends or early starts are allowed and approved, we can use them to shorten the schedule.

Living at home while we paint

You can stay in the house while we paint it, and many families do. The practical rules are simple, and they decide how comfortable the week is.

  • Room by room. We finish one room before starting the next, so you always have somewhere to sleep and eat.
  • A clear working area. We ask for the next room to be cleared in advance, and we cover what cannot be moved.
  • Low-odour products. Interior paint with low odour keeps the smell down. Good ventilation does the rest.
  • Children and pets. Keep them out of the working area, away from wet paint, open tins and ladders. Wet paint on a dog's paws walks through the whole house.
  • Daily clean-up. Dust sheets are tidied, debris is removed and floors are cleaned at the end of each day.
  • Valuables. Remove fragile and valuable items from the rooms before we start.
  • Access. Tell us about security passes, parking, lift booking and the working hours your building allows.

Fumes, curing and when a room is ready

A wall that feels dry to the touch is not fully cured. Paint dries first on the surface and cures through the film over the following days. During that time the wall is more easily marked, so we ask you not to hang pictures, push furniture against the wall or scrub it for the first period after painting. We give you the product's guidance at handover.

When to leave the house

Some people prefer to leave, especially families with infants, people sensitive to smell and anyone working from home. A day or two away speeds the job, because the crew can work across rooms in parallel. If you cannot leave, we plan the order of rooms around the family.

House painting cost in Dubai and how to read a quote

House painting in Dubai is priced by area, condition, access and finish. Two quotes for the same house can both be fair if one covers two coats of basic emulsion on sound walls and the other adds repairs, ceilings and a premium washable finish. Compare what each includes before you compare the numbers.

Prices are shown before 5% VAT. Each includes the paint, the preparation materials, covering of floors and furniture, and the clean-up. Repair work beyond normal preparation is priced separately, once we have seen the walls.

Why quotes for the same home differ

The area is the first reason. Some painters measure floor area, some measure wall area, and some quote per room or per bedroom. A rate per square foot of floor and a rate per square foot of wall are not comparable. One square metre is about 10.76 square feet, which helps when a rate is in the other unit.

Scope is the second reason. Ceilings, doors, skirting and repairs are often left out of cheap quotes and added later. The third is the paint itself: a basic emulsion and a premium washable range can sit behind the same words on a quote.

What moves the price

  • Size. The number of bedrooms and the wall area set the paint and the days.
  • Condition. Many cracks and patches take longer than a sound wall.
  • Colour change. Going from a dark colour to white needs extra coats, so it costs more than a refresh in the same shade.
  • Finish. Washable and anti-mould ranges cost more than basic emulsion, which matters in kitchens and bathrooms.
  • Ceiling height. High ceilings and stairwells need access equipment.
  • Furniture. An empty home is quicker than a furnished one.
  • Timing. Evening work and a tight deadline usually cost more.
  • Decorative work. Feature walls with textures or metallic finishes are priced separately.

How often to repaint a house in Dubai

There is no fixed date, and the walls tell you earlier than the calendar does. As a general guide, interior walls in a lived-in home need attention every few years, and busy areas sooner. Look for these signs.

  • Scuffs and stains that no longer wipe off. The finish has worn through.
  • Fading near windows. Sun has bleached the colour.
  • Flaking or peeling. The paint has lost adhesion, often because of damp.
  • Cracks along ceilings and corners. They get worse if left, and fill more cheaply early.
  • Mould or dark patches in bathrooms and corners. Treat the moisture source, then repaint with the right paint.
  • A smell or discolouration after a leak. Stains need sealing before any new colour.

Time the repaint

Plan a repaint around the events in your calendar: before you move in, before a tenant arrives, before a sale, or before a family event. If you can choose the season, the cooler months make exterior and open-window work easier, but interior work is done all year with the air conditioning on.

Annual maintenance

If you would rather keep the finish in good shape than repaint every few years, we offer annual maintenance for homes: a scheduled inspection, touch-ups and notes on what needs attention. Ask us about it when you request your quote. Our annual maintenance contract page shows what a yearly visit covers in a home and which problems belong to the plumber, electrician or AC contractor. For upkeep beyond the paint, such as tiles, sealant and ceilings, see our home maintenance page.

Painting a rented house or apartment

Tenants often search for home painting in Dubai when they are handing back a unit or personalising a rental. Both come with rules.

Get written permission first

Check your tenancy contract and ask your landlord or property manager in writing before you repaint, and ask which colours are allowed. Some contracts require the original colour at handover, and some buildings set working hours and contractor access, so tell building management first.

Handover and restoration

If you repainted during your tenancy, or the walls have marks the landlord will charge for, repainting to the original colour before handover can cost less than the deduction. Send us the original colour or a photo and we match it as closely as the wall allows. We prepare the request for your landlord or building management and give you a written scope and price to attach. See also our move-out painting service.

How to choose a house painting company in Dubai

Finding a house painting service in Dubai is easy. Judging one is harder. The best house painting services in Dubai for your home are the ones that can explain the job room by room, put it in writing and show you how they will prepare the wall. Use this checklist when you compare house painters, including us.

  1. Check the company. The trade licence should carry the same name as the quote. If you are searching for a house painting company in Dubai, you want a registered business, not an individual with a WhatsApp number.
  2. Ask who will be in your house. Some contractors take the booking and hand the job to others. Ask whether the painters are employees, and meet the supervisor.
  3. Ask for the room list. The quote should list every room, and say whether ceilings, doors and skirting are included.
  4. Ask about preparation. Cracks, hollow plaster and damp should be dealt with before painting, not painted over.
  5. Ask for the product name. "Premium paint" tells you nothing. A named product line does.
  6. Ask for a sample patch. A colour can look different on your wall, in your light, than it does on a card.
  7. Check the payment schedule. Fair terms are a small deposit, a payment at the mid-point and the balance after the snagging walk. Full payment up front is not.
  8. Ask about the warranty. Ours is a one-year workmanship warranty, with written terms on request.
  9. Ask to see finished work. A reference you can call or visit tells you more than a gallery of photos.
  10. Ask what happens if you are unhappy. A good company has a snagging process and puts it in writing.

House painters near me

If you searched for house painters near me, the answer is the same wherever your home is. We work across Dubai. Send us the area and photos on WhatsApp, and we will tell you when a supervisor can visit. The difference between a house painter you can trust and one you cannot is rarely the distance. It is whether they answer the checklist above plainly before any money changes hands.

If you are shortlisting a house painter, send each company the same photos and the same list of rooms, so you compare like with like.

Dubai house painting comes from house painting companies in Dubai of every size, and house painting companies Dubai-wide differ in scope. The best home wall painting Dubai owners want has a written scope, proper preparation, a named brand and a warranty you can read. Ask each house painting company in Dubai the same questions.

House painting Dubai: where we work

We offer house painting services Dubai-wide, and the home painting services Dubai UAE residents ask for are available in every community, not only a handful of areas. The same house painting service Dubai homeowners book in Marina is available in Mirdif or Al Barsha. We work across Dubai, including Downtown Dubai, Dubai Marina, JLT, Business Bay, Jumeirah, Al Barsha, Al Quoz, Mirdif, Dubai Hills, Arabian Ranches, Damac Hills, Emirates Hills, Palm Jumeirah, Jumeirah Village Circle, Dubai Silicon Oasis, Dubai Sports City, Motor City, Deira, Bur Dubai, Al Nahda, Discovery Gardens, International City, Town Square, Mudon and Dubai South.

If your area is not listed, we still cover it. Tell us where the home is when you contact us. The process is the same for the house painting Dubai residents book for a villa and the home painting Dubai tenants book for an apartment.

Many buildings and communities have rules on working hours, lift booking, parking and noise. Tell us the building or community when you contact us, and we will plan around its rules.

How to get a house painting quote

Start with the six details below. A WhatsApp message to +971 55 209 9785 is enough for a first answer:

  1. The area and building or community, and whether the home is occupied or empty.
  2. The type and size: apartment, townhouse or villa, and the number of bedrooms.
  3. Photos of each room, including cracks, stains, peeling and any damp.
  4. What you want painted: walls, ceilings, doors, skirting, cabinets, feature walls, exterior.
  5. Your preferred dates, and any deadline such as a move-in, a handover or a sale.
  6. Building or community rules: working hours, lift booking, vehicle access.

We reply with what we can price from the photos and what needs a look in person. The inspection costs AED 100. The written quote that follows lists the rooms, the paint product line, the price before VAT, the schedule and the warranty terms.

Questions

Frequently asked questions about house painting in Dubai

How much does house painting cost in Dubai?

The price follows the size of the home, its condition, the finish and the number of rooms. Our indicative prices are in the cost section, from AED 270 for a single room, and the written quote after inspection is the figure that applies. Prices are before 5% VAT.

How long does it take to paint a house?

A studio or one-bedroom apartment takes one to two days, a two-bedroom apartment two to three days and a four-bedroom apartment four to five. A townhouse takes three to six days and a villa interior five to eight. Repairs, textured finishes and an occupied home add time, and the quote states the schedule.

Can I stay at home while you paint?

Yes. We work room by room, finish one before starting the next, and tidy at the end of each day. Keep children and pets away from the working area and from wet paint.

Do you paint the ceilings, doors and skirting?

Yes. We price them as separate lines, so you can include them in a whole-home repaint or leave them out. Painting them in the same visit means the home is disrupted once.

Is it cheaper to paint my house myself?

For one small room in good condition, usually yes, since you pay for paint and tools only. For a whole home, the time, the preparation and the cost of mistakes often cancel the saving. Hiring also gets you a warranty and removes the risk of working at height.

Can I paint a rented apartment or house?

You need your landlord's written permission first, and some tenancy contracts require the walls to be returned in the original colour. We help you prepare the request, give you a written scope and price to attach to it, and can paint the unit back to a neutral finish for handover.

Do you paint textured and feature walls?

Yes. Send a photo of the effect you want and we will say whether it suits the wall. Stucco, metallic effects, stencils and accent walls are priced separately from flat colour.

Can I choose the colour and the brand for my house?

Yes. For a house, we suggest choosing the colours for the living areas first, then the bedrooms, so the rooms read as one home. We work with the main brands sold in Dubai, including Jotun, National Paints and Dulux, and we paint a sample patch before you commit.

Is the quote free?

The site inspection costs AED 100, and the written quote follows it. If we can price the job from photos, we tell you the range before any visit.

Do you work weekends or early mornings?

Yes, where your building or community allows and approves it. Some have fixed working hours, and we follow them. If you have a deadline, tell us when you ask for the quote.

Do you offer maintenance after the repaint?

Yes. Our annual maintenance includes a scheduled inspection and touch-ups. Ask for the details with your quote.
